@meetrahuldev @Rahul_J_Mathur my guess is they are putting up a loan on the tenant's name( with or without their knowledge/consent) and paying the owner upfront..don't think owners would want to part ways with deposit though..

I’ve rented 3 homes in the last 5 years. I’ve always been lucky - the deposit has never been more than 3 months rent, I’ve never had a problem recovering my deposit. But, I’ve heard dozens of horror stories from friends, co-workers & others: 6-9 months of rent as deposit, idiotic reasons given for deductions during deposit refund & much more… In India, most of my friends got financial help from their parents to pay the deposit for their 1st rental house. Almost all of my friends who rent continue to complain about deposits. 💡When I stayed in the UK (pre-2020), all of my friends used a product called “Fronted” which provided a 0-deposit facility to move into rental accommodation… When I came back to India, I always wondered why such a product didn’t exist (**) 4 years later, Ankur Yadav said hi to me at an event in Gurgaon. In the 1st conversation itself - he & his co-founder Navan Jaiswal came across as the right people to solve the deposit problem for tenants in India. 💸This week, Ankur & Navan’s company CirclePe announced its $1M Pre-Seed round led by OTP Ventures with participation from Utsav Somani’s iSeed fund. ➡️CirclePe allows credit worth tenants in India to move into any home of their choice with a zero-deposit credit facility (provided the landlord agrees). Hardware Ecosystem Update: I will be investing in a few hardware startups (seed cheques). This is from my personal stash - so I'll be very prudent. That means it needs to go exactly where it will help. Eventually will form a fund but cart/horse properly first. The goal is to help a few founders and see what the challenges are first hand. Slowly. The first two founders are: @KaranGoyalbuild who is building high iq drones @PritnRandom who is building axial flux motors If you want to learn more about them to support them then please do reach out (to them/me). Aside - if somebody (with experience) is interested in running a hardware only fund then reach out please. Funding is not the issue - but cadence, discipline and process is (@neilshroff is part of the process & is putting together a framework). Plus this has to be an anti-VC approach. Again, no short cuts and nothing will change overnight. Note: The best way to raise capital for your idea is to make your product/prototype and show it to people here on twitter. Don't waste your time pitching. If you are doing something cool people automatically tune in. I've said it a 100 times - be a product first person. I don't want to hear from you. I want to hear ABOUT you. There's a difference.

MPs and MLAs replaced the old feudal lords. The mechanism came from erstwhile British parliament obviously. Then they added their district collector and DM nonsense because why not. Ask anyone what an MP or MLA supposed to do and most won’t know. Actually nobody knows. Roads ? No. Infra ? Electricity ? Jobs ? No they’re not supposed to do any of that. Then what are they supposed to do ? The common high school high iq civics level repartee is oh they’re supposed to represent the people of that area. That is also not true since the party that the MP belongs to has its own agenda and manifesto. You represent people for sure but honestly there’s nothing you can do with that. So you must apply 100 kinds of patchworks to justify their role when in reality you’re just voting for a President - or what a president should be (not the executive only power laden American kind) and that’s ok. Meanwhile DM MP MLA Mayor - all high iq people converge on a city with conflicting powers to make it as unlivable as possible while owning none of the problems. Reforms will begin only when this is reconciled.
