Wall Street is becoming increasingly concerned about Big Tech CapEx: 22% of global fund managers now believe companies are deploying too much CapEx, the 2nd-highest on record. Since 2005, the only higher reading was 33% in February 2026. In the prior 20 years of the survey, fund managers had never been concerned about firms overinvesting. By comparison, 70% of participants believed companies were investing too little in 2017. Not even the 2008 Financial Crisis saw such elevated CapEx concerns, when 10% of participants said firms were spending too little. Institutional investors are growing concerned about big tech CapEx.

Millennials are the elite generation because they cranked out 12-page essays the night before they were due. No ChatGPT. No Claude. Just lo-fi beats playing in the background, Black coffee at midnight, footnotes that were somehow correct, and pure delusion. Grade was an A minus. Period.

I know many small mom and pop landlords 1 - 50 units. At entry level to lower level price points tenant quality has declined over the last 10 years. Everyone I talk to notices the same. From consistent late rent payments, property damage and legal issues. Not sure if this is just anecdotal or not. I have experienced the same unfortunately, the worst tenants have been the ones who haggle you on price. That is the single biggest red flag 🚩 in my opinion. If they haggle you on price, PASS. Everytime I’ve had damage to my property and terrible conditions on move out. Problems decline as I’ve raised my rents, sad but true. I am now VERY strict with credit and background check. The price is the price, I’d rather have the unit sit empty longer than settle for a possible nightmare. Again, this is happening at “entry level” rents I’ve noticed $2,000 - $4,500. Perhaps it’s the degradation of a spiraling low trust society.

Even if your rental properties do outperform the market (unlikely), when you include the "return on hassle", it's not even close. The cost of your time, dealing with tenants, etc., is far higher than a few percentage points a year.

So ya wanna be a homeowner? Our home is <10 years old. The sewer line disconnected from the foundation & caused a 35 foot “belly.” AKA the toilets won’t flush anymore, because gravity. Insurance nor warranty will cover it. Cheapest quote was $25k. Tons of digging. Thankfully the builder is being a bro and covering half of it. Still in favor of owning, but the costs add up!
