For the people who've spent time there what are the pros and cons?
From what I've seen: big nice houses, beach town vibe, winter still stinks, within 90 minutes of NYC, great schools, lower taxes than NYC.

Also looking outside of Austin. Dripping Springs + Bastrop.
I will hopefully buy inside next few months in NY or Tx. If it works, will try other areas.
My bet: owning land ~90 minutes outside major cities w/ cabins will be profitable + fun + good insurance 4 bad stuff
