Given the changes haven’t come into effect and existing investors are protected, what is it about the economic circumstances, the market, right now that means rents should be raised?

It makes no sense as cause and effect that rents would go up now, it just seems like a convenient excuse.

Maybe theres 2 properties down the street that was bought yesterday and have to put up the rent. So rent goes up across the board.
