Une exception majeure (que l'on retrouve au Japon) : les territoires littoraux. En Europe de l'Ouest, ils sont devenus un véritable Eldorado. Au Japon, ils coulent comme les autres campagnes. Investir également sur le littoral en Europe de l'Ouest sera autant rentable.

Le Japon a vécu la même chose en avance de 20 ans. Le vieillissement massif de la population japonaise a créé une offre immobilière que la démographie locale ne pouvait pas absorber. Résultat : des maisons à 1 euro dans les zones rurales, des quartiers entiers qui se vident, et une correction silencieuse mais structurelle des prix hors des grandes métropoles. Si la démographie française suit la même trajectoire : Paris/Lyon/Bordeaux tiennent. La France profonde corrige massivement. Je suppose que la vraie fracture sera surtout entre métropoles et territoires.

@JakeKeuhlen Don’t underestimate young people! Many of them are quite rational and clearer-minded than adults. IQ is not about what one knows, nor about mastering advanced maths, but about the capacity to understand new ideas, to detect logical flaws. Von Neumann was extremely good at that.

Once you hit about a 20-point IQ gap, communication starts to completely break down. It's not that the lower IQ person is "stupid" (although that can often be the case) or the higher one is arrogant, it's that you're literally operating on different systems. A 20 point difference (roughly 1.3 standard deviations) means: Vocabulary and abstraction levels diverge sharply. What feels like crystal clear logic to one side sounds like vague, pretentious word salad to the other. Jokes land flat. Metaphors get taken literally. Complex cause and effect chains get simplified into "this good, that bad." Different time horizons and pattern recognition. One person thinks in months or years and sees systems, the other is locked into days or immediate rewards. Trying to explain second order effects feels like speaking another language. Also, processing speed and working memory gaps. The higher IQ person is already three steps ahead, getting impatient. The lower IQ person feels talked down to or overwhelmed. Both walk away frustrated. Both have wasted each others time.

@mizelse My wife also taught Latin (and Greek), sometimes we argued about a translation, as I liked the language too (but chose science in college). Where do you teach? Have you got many students? In her final teaching years my wife complained she had less students, but good ones.

My latin teacher in high school went to the college that I eventually attended and told me what scholarships to apply for, one of which I ended up getting. So I went there and had a fantastic time in the classics program and got a degree in it, and now I'm a teacher!

I was going to take French in high school, but the beginning French class was at the same time as the advanced math class I tested into. I got told to choose, so I chose math and took Latin instead.
12 years later, I am now a Latin teacher.

Le sport est une invention récente, fille de la sédentarité. Pour un chasseur du paléolithique, l'idée de payer pour soulever des poids ou courir sans destination aurait semblé proprement démente. L'effort physique gratuit, cette absurdité magnifique, est apparu le jour où le travail a cessé de nous épuiser.
L'IA prépare la même bascule pour l'esprit. Quand penser deviendra optionnel, penser deviendra un sport. On verra naître des salles de lecture comme on a vu naître des salles de sport, des ascètes du calcul mental comme on a des coureurs du dimanche, des gens qui s'imposeront un poème par semaine comme d'autres s'imposent dix mille pas par jour.
