I am so sick of all of this “save downtown“ talk.
The idea that it’s somehow incumbent upon the city to “revitalize” & “reimagine” downtown @CityofDallas (or any other area) by giving developers incentives is so engrained into the government’s thinking that it never occurs to them that there’s another, foolproof solution:
Let the market work.
Vacant office buildings? Fine. Let the owners default so developers can buy them from the bank for significantly less than market value, then build something better.
Developers aren’t boogeymen. We need them. And they’re smart, business owners who will invest in an area if there’s an ROI. But, if they think they can get a handout from the government in the form of a bond or tax abatement, they’re going to take it, obviously, because it lowers their costs.
If the city were really serious about attracting businesses & promoting growth, they would do the one thing they’re required to do under the city charter: Clean up the streets. Get rid of the homeless and crack down on crime. Because until that’s done, nobody’s going to invest hundreds of millions of dollars anywhere, regardless of government-funded golden carrots.

A really nice boutique hotel with good restaurants will change that whole area

There’s literally one hospitality group running 5 restaurants down there and they all suck.
We had a meeting with the owner of the old Cadillac Bar and Spaghetti Warehouse. They had these 3d models of one restaurant taking over 20k sq ft with two floors 😬😬
Very surprised that the park down there isn’t riddled with homeless. It was really clean too
