AI if fucking wild. I had a client reach out to me about putting together a BOV on their property for something that they are not looking to sell, but need it for their records. I didn't want to take time away from my marketing team so I just added the excel and a previous BOV that I had done and said " Create a BOV from this excel using the branding in this PDF" That's it. And in about three minutes I had an insane quality BOV that would have taken my team at least an hour to put together. Shoutout to AI for CRE Collective for putting me on to Manus. @JakehellerAI

Neither of these men are married or have kids. Both are simply obsessed with their own personal perfection and optimization. If AI compresses white-collar wages and velocity slows, the middle gets squeezed. That doesn’t kill multifamily. It kills sloppy basis and time-sensitive capital stacks. Housing is still top of the wallet. Rent + utilities don’t disappear because SaaS margins do. What changes? • Short-term leverage becomes lethal w/ uncertainty in credit spreads • Luxury ego product gets fragile • Energy efficiency becomes real margin protection • Power + infrastructure adjacency matters The next 20 years won’t reward financial engineering. They’ll reward control of scarce, essential real assets. We’re not trying to win the next 24 months. We’re trying to control assets that still matter in an AI-heavy economy. Multifamily isn’t dead. Undisciplined owners are. Survive the shock. Control the scarcity. Compound quietly.

Commercial real estate is so competitive. You can be having the greatest day and then you see a guy you’ve called and emailed several times and not be able to connect, list with a resi broker. Makes you question your prospecting efforts every time.

I’ll take the other side of this. Going non-refundable on day 1 with no due-diligence is absolutely not the way - and I hope that the newer investors don’t think this as the norm, or an advantage. There are enough deals out there and enough rational sellers that you don’t need to resort to this.

Unpopular opinion for Off-Market real estate deal negotiation: The quickest way to get an answer from an owner is offering a price with a non-refundable deposit at the signing of the contract. No better way to get the seller to respond or counter. No seller wants to see a 90-day closing period when they weren’t asking to sell.

My $40m offer got beat by a $32m offer. Hard to beat all cash offers with 3 weeks closes. I’m not even mad about it as at least I’m in the game and learning. Just need to refine my team next time to be able to execute faster closes on pristine assets. Onto the next

My Retatrutide Protocol 2x a week split dose Weeks. - Dose - Comments 1-2 2mg felt a little 2-8 4mg stayed here because of skin sensitivity 9-10 6mg got impatient and went up dose despite skin sensitivity and it went away. 11-12 8mg got to goal weight (45 lbs total) 13-present. Averaged 4mg a week maintenance. Would vary based on last dose. Vacations. Etc
