@JoeSquawk @KeithOlbermann I wish you were able to speak as fluently as you tweet. I don’t care about your politics - it’s just clear you struggle to speak coherently and make clear, concise points on the show. It makes the show worse.

@JDog83259 @taxedatgunpoint @ridg86317 It is massive amounts It also doesn’t necessarily get sent to other schools, a lot of it goes into the state’s “slush fund” to do what they want with it In my district (AISD) they sent the state over $700M in 2025 in recapture dollars, over half the dollars they collected

Here is a simple question for the people running the state of Texas: What exactly am I buying with this money? The Governor goes on podcasts and talks about how affordable this state is. That is a lie. My property taxes have skyrocketed. I'm getting fewer groceries in my bag each time I go to HEB, or is the bag getting bigger? Has your quality of life followed the same trajectory? Are the roads paved with gold now? Are the public schools suddenly producing Rhodes Scholars instead of activists? No. The infrastructure is crumbling, and the institutions are getting worse. We are paying luxury prices for a budget product. In the private sector, this is called a scam. In government, they call it the cost of living. Would you kindly vote @DocPeteChambers @DocPete4Texas for Texas Governor? Let's elect a leader who will pave a new way!

@JDog83259 @taxedatgunpoint @ridg86317 You should look up the state Recapture program. Where I live, 50% of the tax dollars that we pay to our local ISD are seized by the state. Most people do not realize that their tax dollars for schools are not necessarily going to their local schools sadly

@taxedatgunpoint @ridg86317 Most of your property taxes go to the ISD through the county. You should be asking them what they are doing with it. Some of these ISDs are getting the equivalent of the GDP of a small country and the education is terrible.

@austinrealtor -Private equity only owns around 3% of the homes in America, it’s a tiny share -Private equity or institutional owners don’t qualify for homestead exemptions or deductions, so they actually pay a larger share of their property taxes than an individual would This is just wrong

I felt like Austin was facing exactly this in 2021-2022. Prices and values surged as investors paid 10-30% over list price. Taxes went up astronomically as valuations surged overnight. And then it came to a screeching halt. Prices started to fall but home valuations for tax purposes are slow to follow. Then comes Prop Q… It’s the “we can’t buy them out of the market let’s just go straight for increasing the taxes….” tinfoil hat conspiracy 🫣 Thoughts?
Camus@newstart_2024

They aren't just buying houses. They are dismantling the American Dream, piece by piece, with a playbook so sinister it would make a Bond villain blush. A few weeks ago, BlackRock allegedly bought 50,000 homes. Then, they sold three to themselves for more than double the price. Your neighbor's home value just "doubled" overnight. Congratulations. Now you can't afford the property taxes to live there anymore. This isn't an accident. It's a calculated corporate heist. Here is their step-by-step playbook: STEP 1: THE HUNT They use algorithms and vast data to identify stable, middle-class neighborhoods with untapped "growth potential." These are your tree-lined streets, your good schools, your community. STEP 2: THE BLITZKRIEG They show up with unlimited corporate cash. They don't need mortgages. They offer 20%, 30%, even 50% above asking price. Imagine you list your home. A young family makes an offer. Then a corporate entity swoops in and says, "We'll pay $100k more, in cash." The family never stood a chance. The community is gutted before the "For Sale" signs even come down. STEP 3: THE SQUEEZE Regular families are now permanently priced out. How do you compete with a bottomless wallet? You don't. The dream of homeownership is extinguished on your own street. STEP 4: THE ILLUSION Once they control a critical mass of homes, the real magic happens. They sell a handful of properties to shell companies they already own. It's a game of three-card monte, but with the roof over your head. STEP 5: THE NEW "REALITY" Those fake, inflated sales to themselves are now logged in public records. Suddenly, a $300,000 home is "worth" $700,000. This becomes the new, fraudulent "market rate." STEP 6: THE FINAL NAIL - THE TAX TRAP This is where they force you out. Your property taxes are reassessed and TRIPLE based on their fake sales. The elderly couple on a fixed income, who paid off their home 20 years ago, can't afford $15,000 a year in taxes. The young family that scraped together a down payment is now house-poor. THE ULTIMATE INSULT: YOU WILL OWN NOTHING, AND YOU WILL BE HAPPY TO RENT FROM THEM. They created the problem. They priced you out. And now, they become your landlord. The mortgage payment would have been $1,800. Your new rent to them is $2,500. You are now a permanent tenant in your own neighborhood, funding the very machine that evicted you. This isn't capitalism. It's a hostile takeover of the foundational pillar of American life. It's financial warfare against the middle class.

anyone find it odd that Austin ISD has not reported 25-26 enrollment numbers? Same with other major TX districts My theory is border enforcement has caused enrollment to plummet in TX , and districts are scrambling & aren’t talking about it because of funding impact

@WalkableAustin Greg - what can we do to possibly reform recapture at the state level? This is suffocating every district in Austin and is the sole reason our taxes are the highest in the state.

AISD trustees are in an impossible spot. Decades of underbuilding housing + “Robin Hood” taking ~half their revenue. Inaction could invite state control, and that’s seldom an upgrade for schools or students. Grateful for them.

@treydaubert @awfulannouncing McShay was literally 100% right about everything he said at the time, and it’s only been proven since. What are you talking about? His draft stock deserved to be tanked, but that isn’t even what Todd did! He just said it was a potential issue that may come up during the draft.

Yes, raising the basic allotment is one of the key ways to reduce recapture. I have filed bills to raise the basic allotment every session. This time the legislature only raised it by $55, next to nothing. At the same time we passed a voucher bill, which will only make recapture worse as students leave and Austin’s property wealth is divided by fewer people. My intention is to not fund vouchers once I’m Lt Governor and instead reduce recapture.

To _minimize_ unavoidable TREs, when it comes to Fire, the levers are: 1. Policy that prevents fire risk (annoying but cheap) 2. Reduce use of FFs for medical and 311-ish calls. 3. Reform contracts/get brass to actually get OT management 4. Staff Dept. for need not “benchmarks”
James@JimmyJim_sol

@juliogatx How do we get out of this mess? We cannot keep raising property taxes into perpetuity, but I know the cost of public safety is going up. What can the city do to balance the budget? AISD needs to close schools and reduce their recapture burden. What else?
