If you’re leasing a house in Texas, it doesn’t necessarily mean you’re safe until you want to leave… I’m showing a house today where the tenant moved into the home in December and is now upset that the home is for sale. ‼️Here is the breakdown of why your "home" might just be a temporary stop for an investor: 1. The Sale Subject to Lease 🏡 In Texas, if your landlord sells the house, your lease typically moves with the sale. However, that doesn't mean your experience stays the same. You are essentially sold along with the property. 2. No Right to Renew 🚫 Unlike some states with "just cause" eviction protections, Texas landlords generally have no obligation to renew your lease. When that clock hits zero, you could be forced to move regardless of how good a tenant you’ve been. 3. The "Failed Seller" Red Flag 🚩 This is the biggest warning sign I see: If the house was listed for sale before it was listed for lease, your landlord is a "failed seller." They are just waiting for the market to improve to offload the asset. You aren't a long-term tenant to them; you’re a placeholder for their mortgage. 4. The Investor Gamble 🎲 If the house sells, you’re praying for two things: 🔵 An investor buys it (not someone who wants to move in). 🔵 They don't jack up the rent to market rates immediately upon renewal. 💡 Pro-Tip for Renters: Before you sign, check the property history on Zillow or MLS. If it was recently "Expired" or "Withdrawn" from a sale listing, request a 24-month lease upfront. If they say no, they’re planning to sell soon. Don't get caught off guard in December 2026. Know your rights, but more importantly, know your landlord's exit strategy. 🏠🛡️ #Austin #RealEstateTips

Except for after 2 weeks on the market if there is a lot of inventory the house is hidden in the algorithms. Even a price change would necessarily push your listing to the top of the search results of sites like Zillow, Redfin, Realtor…. Now rather than riding a wave you’re paddling behind trying to catch it.

@RC19Mithun It could be. As a tenant if you know you want to stay in a house longer than 12 months, you may consider negotiating that upfront if they have previously tried to sell the house and it failed.

Since moving from Texas to Nashville in September, something is not adding up with my immune system. I’ve had the flu, covid and another mystery illness all in the last 6 months. All three put me out for days. Twice in the last month I’ve gone from 75°+ weather straight into freezing temps + snow… and both times I wake up sick the next morning. Needless to say, I've been to the doctor more in the last few months than the last 3 years combined. I've been chalking it up to the stark weather changes, but I'm wondering if this could also be a mold situation...

This is wild. will have a big impact on the midterms and senate runoff TABC confirms lodge poker raid is related to illegal gambling and money laundering You can’t allow poker rooms to run for a decade+ and then randomly choose to go after one. It’s anarcho tyranny.
