@realEstateTrent @roymdonnelly It depends on the asset class tbh Shorter term leases are usually good for inflation Long term leases, unless they have CPI increases are certainly affected. TI expenses also hurt office and retail vs apartment turns you can get away with limited turn costs

I don’t believe in holding commercial real estate long-term. Doing so means you are relying on two things to happen in order to get appreciation: Interest rates going down, or rents going up I don’t have control of either. “Buy and hold” made many people look very smart, when what really happened was interest rates went down for basically 40 years straight. We can very easily see rates flat for the next 10 years - nobody has any idea. If that happens, you can’t make real money unless you: Find opportunity, use your skill and experience to create value, and bank the profit.

Downtown Chicago Class A rents rose 8.61% year-over-year in Q4 2025 — the biggest jump in 3+ years. One building completed in all of 2025. ~800 units expected in 2026 against a market that needs 5,000–10,000/year. Many investors are still avoiding Chicago CRE. The data isn't.

If the Bears trade Tyson Bagent… should they consider bringing Justin Fields back as QB2? Let Fields sit in a Ben Johnson offense. A backup role with an offensive guru to actually develop and learn NFL timing/processing. He’s shown flashes of the big A (anticipation), but inconsistent mechanics and structure have held him back.
