Rented a 7 bedroom mansion on Airbnb. Wish I would have rented a shitty hotel room.

I can help you adjust your listings to attract higher quality guests that don’t pull that shit! If you overwhelm them with amenities, the likelihood of being paid forward with guest purchased extras is high because they capture the sense of having overused on a particular amenity. Psychologically, it whispers “she left me everything I could possibly need during my stay but still managed to use all the q-tips, I’ll restock for her.” I commented earlier that I LEAVE THE WHOLE ROLL of trash bags but didn’t mention I have purchased only 1 roll myself in the last year. A 50 cent clearance bottle of body wash goes a long way. A $4 case of bottled water has stretched 3 months. I lived in my suite for two years while I renovated my main house which a lot of hosts never experience to know eat true comfort means in the space!

@Camp4 @sweatystartup From the host perspective I can tell you that customers will steal all consumables, soap, shampoo, trash bags, paper plates, tissues, you name it. So that’s why they are not leaving a whole roll. People suck.

I’m grappling with why a guest should be expected to buy a month’s worth of consumables for a short stay and likely can’t cart the items on a plane or already packed car when a host can easily get bulk discounts and keep a locked owner’s closet of overstock so guests can “enjoy” a few 10 cent trash bags left for the stay that’s baked into the nightly rate?! I model my business to include a reusable shopping bag with an Aldi Cart quarter in it to encourage guests to shop. Most leave “pay it forward” extras as a tip for me being so amply stocked with essentials. The numbers work out as a solid nightly net and I’ve been 85% occupied since launching corporate relo last year and AirBNB this year. And nobody overuses or steals. If those are the guests being attracted, the listing needs work in other areas.

Fair! Here’s my reality. I an a former foster mom who exclusively offered emergency respite placement care. 2am arrivals of kids with nothing but the clothes on their backs, hungry, tired and scared. AirBNB is less emotionally taxing but the same concept of providing an overhead roof and amenities for guests in need. Being prepared and anticipating those needs allows for me to be more present. 💝

I leave the WHOLE ROLL of bags! I’m a 5-Stars Host and expect folks to show up only with their hanging clothes and suitcases. I provide bottled and filtered tap water, coffee and tea bar, soups, crackers, fruit snacks, Tabasco sauce, cooking oils, wine beer and whiskey glasses and tools, all shit/shower/shave supplies, heated bidet, smartTVs with premium services already logged in, pet bowls, puppy pads, poo bags, crate pad and cover, in unit laundry with detergent/softener/sanitizer/bleach, office area with monitor/docking station/mouse… all in a 624 sq ft suite. Oh and EV charging, RV parking and power in a quiet culdesac neighborhood. Some hosts are stupid and greedy! I’m in Franklin TN btw… come visit!
