Real estate leverage is beautiful I have 375 shares of NVDA worth about $82k that now throws off about $31/month in dividends (thanks Jensen) If I invested that $82k into real estate I could put 10% down on $820,000 worth of real estate and generate approx $6900/month in gross income and after paying the mortgage, interest. Taxes insurance, vacancy and repairs probably make $1000-1200/month net After 20 years and using the cashflow to pay a little extra towards the mortgage I’d have a paid off property worth ~$2.2M that now brings in $16,000/month I’d have paid almost zero tax on the cashflow for 20 years I can refinance and pull out tax free money at any time to buy more or buy a boat NVDA would have to hit almost $5900/share to get to a $2.2M valuation It’s good to have both but I think real estate is superior because of the leverage

Eric Chiu said he was walking the Mount Wilson Trail when he encountered a bear and tried to warn a nearby hiker about the bear, who then tried to scare the bear away. $3 trillion moved in 56 minutes off a single Truth Social post. Most people saw chaos. I see something else entirely. 👇 Trump posted that Iran talks were "productive." Market surged $2 trillion in 6 minutes. Iran denied it. Market gave back $1 trillion. He's holding the markets in the palm of his hand and he's not afraid to move them. Think about what that actually means... The last 2 midterms were bear market years. The last 2 elections the incumbents lost. Trump knows this. He's not stupid. There's a real chance he's suppressing growth right now so that going into the midterms there's a massive rally from Q2 through Q4. Tariffs. War. Uncertainty. All of it creating the floor. Now look at what's coming. New Fed chair in May. Likely slashing rates 1-2% immediately. That alone unleashes a flood of liquidity into every market on earth. Follow that with an Iran deal. Strait of Hormuz reopens. Oil crashes back to $70. Gas drops. Inflation cools. Consumer confidence explodes. Tariff deals start closing. China comes to the table because their economy is getting strangled. Trade flows resume. All of it timed perfectly for the second half of 2026. The greatest bull run of our lives isn't starting next year. It's being engineered right now. Mark my words...

traffic circles suck and one of the reasons i don't trust a lot of policy wonks in this area is because they advocate this drivers do not understand them which means tons of accidents and near misses. Go back to signals and stop signs.
