The ex Ministers rhetoric was long on bluster ‘money for nothing’ ‘vested interests’ but exceptionally short on technical detail. The committee were similarly amateur in their questioning.

@InclusiveBuild @EOCS_Official @SteveReedMP Not correct. As a simple example blocks in scope of Part 4 of BSA 2022 (approx 13,000) are paying avg £20,000 per annum in new burden regulatory costs. Be they safely constructed or not. Please educate yourself before posting.

@EOCS_Official @SteveReedMP I wouldn't say leaseholders are paying building safety costs but paying for building safety failures. If flats were built properly in the first place, there'd be nothing to pay for building safety.

Once again, I am struck by how terrible property management companies are & how much of a problem that is for leasehold reform. Company that manages my block has just sent a pack about fire safety work for buildings over 18m. We are under 11m. This stuff happens constantly.

Ground Rents can only ‘jump’ as you put it by the mechanism described in the lease that the leaseholder signs. I agree that advice is often poor and there are other leasehold abuses that need regulation but please @RLong_Bailey don’t spread misinformation.

Many flat owners in Salford and beyond face ground rents that can jump sharply, often without warning until the bill lands. Ground rent is paid to the landowner your flat is built on. I’m pleased the Government is acting: ground rents will be capped at £250 a year.

@MattHodgesLong @RLong_Bailey You are making assumptions about what leaseholders are advised on. There is no mention of ground rent in my lease, because it is in a headlease that wasn't mentioned when I bought my flat. I found out about GR + escalation much later - a common experience for shared owners.

@MattHodgesLong @RLong_Bailey I feel like you’re picking at something unnecessary there Matt. In summary, ground rents suck. Service charges are out of control. Managing agents are useless. The situation needs sorting. They’re doing something about it. Not enough but it’s a start.
