@LA_Multi_Fam @arttavana Lived in DTLA in 2017 and it wasn’t so bad then. Moved to Florida in 2021 from NorCal

For about 10-15 years DTLA was on the up and up. Tons of great restaurants bars, sports and music venues popping up. Tons of housing being built. Residents moving in. And then woke politics allowed criminals, homeless and junkies to do whatever they wanted on every street. People stopped coming, business started closing. It wouldn’t be hard to reverse this course though. Vote Pratt to start that :)

The fact that downtown Los Angeles is the worst part of Los Angeles has been the case since the ‘70s.

Music Row in Nashville is the commercial version of what Rainey Street in Austin was with bars, 10 years ago. Businesses occupying cool little houses along both sides of the street. Hopefully it doesn’t have the same fate.

Just went under contract for 19 single family homes, here’s how the numbers look: Total purchase price: $1.7m Total cash to close: $428,943 Total annual cashflow: $68,346 (After all expenses, including capex) Cash on cash return: 15.9% Total year 1 tax deduction: ~$420k Fully sourced and negotiated by a sourcing team I pay a flat fee per house I close on. Would you buy this deal?

People saying we wouldn’t deal with lappers with if we were all on stock bikes. It’s quite the opposite of the truth. The 450 class is actually easier to be competitive in its current state compared to the 250 class. Want to be competitive throughout a whole season with a do it your self effort on a 250, going against teams with endless R&D squeezing maximum power out of the small displacement. Good luck. On top of keeping engines and race bikes in safe hourly rotation. There’s not a whole lot of light at the end of that tunnel without a blank check. IMO 450 class needs to be non production based, with the baddest works bikes on planet earth. The beautiful thing about Supercross and Motocross is that skill and hard work will always prevail. And yes that would still shine with works bikes. Or maybe we just keep everything the way it is, because our sport is pretty sweet. 😉
