Quick note: I’m Satish Reddy, the person behind @HydREGuide. I grew up in Nalgonda, a town in Telangana, and moved to Hyderabad at 16. Since then, life has taken me through Roorkee, Pune, Hyderabad, and Seattle, USA, where I spent nearly 10 years before returning to Hyderabad for good. I spent close to 15 years at Microsoft, have been investing in Hyderabad real estate for over 15 years, and now work in real estate here full-time. There shouldn’t be much change on the feed. Don’t you think almost all of them will have a driver? For self-driving, you get two parking spots with direct access to the main lifts. The other two spots in B3 &B4 are meant for the driver car and the additional vehicle. In that case, the owner can simply meet the driver at the lobby. Overall, the main lift experience is still better than almost every other project.

I don't see any issues with the vertical transportation design at Meenakshi Elan. In fact, I believe it is one of the best in this category. There are a few corrections to @Hydspeaks' statements. The main passenger lifts operate directly up to B2, and every apartment gets at least two parking spaces in B1/B2. Since these are the parking spaces owners are most likely to use daily, they have direct lift access without needing the shuttle (jumper) lift. I got this confirmation from Meenaksi ELan team in writing. Each tower has 6 passenger lifts and 2 service lifts serving just 90 apartments (2 flats per floor). That's an exceptionally generous lift-to-apartment ratio, comfortably outperforming projects like My Home Grava, IRIS, SSI Marquise, and most other luxury developments. The remaining parking spaces in B3/B4 are accessed via the shuttle lift. Rather than being a drawback, this actually improves the efficiency of the main passenger lifts by reducing unnecessary stops at the lower parking levels, leading to faster service for residents. I must retract my high praise for the vertical transportation at Meenakshi Elan because I just found out that the passenger elevators don’t go below the first basement. If your parking is lower, there’s a mandatory transfer to a shuttle elevator. I had spoken to a few prospective/existing buyers in this project, and they were all completely unaware of this limitation. If you’re an owner here, secure at least one parking spot in B1. It’ll save you from changing lifts just to reach your primary car, even in off-peak hours.

@HydREGuide @HydSpeaks It is still a paint point. Resident in these projects have more than 2 cars. All this utilisation metrics are good on paper. In reality, it comes down to "timing" and that remains the same for main lifts. Wait for main, then transfer to secondary.

What you said is correct if all the parking is segregated. However, in this case, for about 90% of the use cases (the first two parking spots), residents have direct access. Only the remaining two parking spots require using the shuttle lift, and I don't see much harm in that, especially considering the trade-off of better utilization of the main lifts.

Why does India struggle to build truly world-class urban infrastructure at scale? Not because we lack engineers. Not because we lack talent. The problem is fiscal capacity. Cities need massive, continuous capex: Metro lines. Roads. Drainage. Water systems. Sewage treatment. Power reliability. Public transport. Urban planning enforcement. But states have to fund a significant share of this capex while also spending lakhs of crores over the years on welfare, subsidies and political promises. Something has to give. And usually, it is long-term infrastructure. At the root of it, India’s real economic engine has not grown fast enough for the scale of our population. We missed a big manufacturing wave. We created bright spots in IT, GCCs, startups and services. But that is not enough to build world-class cities for 1.4 billion people. World-class infrastructure needs world-class tax capacity. World-class tax capacity needs broad-based formal economic growth. Without that, we will continue to have islands of excellence surrounded by broken urban systems. India has ambition. India has talent. But until real GDP, manufacturing depth and state capacity rise meaningfully, our cities will remain a mix of brilliance and chaos.

I highly doubt this data. "Sales" may not mean actual home sales and could simply refer to registrations, which are a lagging indicator. From what I have seen in the market over the past few months, things have been a bit slow, especially with the war, inflation, market volatility, and AI-related job concerns. I find it hard to believe that actual sales were up 25% year over year this quarter. These firms like PropEquity, PropTiger, and ANAROCK keep publishing numbers, but I'm not sure how well the data is vetted or how accurate it really is.

Housing sales across India's top 9 cities rose 19% YoY to 1,12,458 units in Q2 2026, while new housing supply increased 43% to 1,17,609 units, according to PropEquity. City-wise sales growth: Navi Mumbai +54%, Chennai +33%, Hyderabad +25%, Bengaluru +20%, Pune +16%, Mumbai +15% and Thane +3%. Delhi-NCR (-17%) and Kolkata (-12%) recorded declines. On the supply side, Bengaluru led with 24,340 units, followed by Hyderabad with 18,407 units (+75%), making Hyderabad the second-largest housing supply market in Q2 2026.
