But, the traditional real estate investment landscape is wrought with systemic inefficiencies. → The inherent illiquidity of physical real estate results in a highly inefficient capital lock-in for owners. Owners cannot release capital without selling their property outright, a process fraught with delays, costs, and market dependency. → 80% of commercial real estate capital is concentrated in 60 cities. This concentration leaves thousands of potential markets underserved → A supply shortage, combined with the rising cost of housing, has led to housing prices increasing at least 5-times faster than incomes in many regions. Since the 1980s, average gains in housing values have vastly outpaced income growth, leading to a widening affordability gap. 🕐 3/6 The Case Shiller Index is 2 months behind, we took a look at our real-time price feeds to see what’s happened since: 7 markets appreciated, 2 declined, and 1 remained stable. DC led the upturn with a 6.28% increase, while Chicago faced the sharpest decline at -0.86%.
