One time I listed a 430,000 square foot mall in Pine Bluff, Arkansas for $4.5M at a 12 percent return. Before listing, I researched the area and learned it was known as “Crime Bluff” which statistically had the 2nd highest crime rate in America. I got the rent schedule of the mall and the pinball game ‘Terminator’ was the #1 revenue source above all tenants. Someone just got murdered in the Red Lobster parking lot. So obviously, I went to visit. Within a week of marketing, I get a call from a broker whom is representing her parents to buy the property. They acquire the property and within a year the mall fails and her parents get foreclosed on.

The average year sees the S&P 500 pullback 13.7% and gain 20.2% a year off those lows. But large bears (like last yr) see much better returns. When there's a >25% bear or greater, stocks are up 38.0% a yr later and lower only once out of 9 times (2001). Bodes well for 2023.
