Let’s do the math.
You take 200K loan out to buy a house and rent it.
Mortgage is $1500/month all in. You charge $1700/rent for $300 in profit.
Meme says the repair eats 3 years of profits. Average air conditioner lifecycle is 12 years so that’s well short.
Also, they paid the mortgage for him not just the profit. So his loan at the time that new AC goes out in 10 years time, is down to around 160K even though he spent $0. While inflation has raised the home value to around 280K over a decade.
Net gain so far:
Debt: 160K remaining
Equity: 120K positive in home, can be converted to second property to repeat.
Remaining profit: 7 years that can be put in further repairs.
You can flip that equity into a lot of stuff too. Thomas Jefferson explains this well and the process of accumulation compounding from even simple agrarian life.
