Why don’t more people just go the modular route? You can get something nice... sometimes with full basement, foundation, legit land (if you stay out of HOAs), and a house that shows up 80–90% done. Way less chaos than a full custom build, and way more realistic than chasing some unicorn listing that doesn’t exist anymore. People are still mentally stuck in 2012 thinking they’re gonna stumble into a $250K starter home with a white picket fence and a low rate. That world is gone and it’s not coming back. At some point you either adjust your expectations and get creative, or you keep lighting money on fire every year while your landlord raises rent due to “market conditions.” Modular isn’t the compromise people think it is. Adapt to the times.

We want builders to build starter homes at $200–250k so the next generation can actually... start. Instead, they sell $400–500k+ homes and call them “starter homes.” $3,190/month is NOT a starter home.

Jesus was a 1st-century Judean Jew living under Roman rule, participating in Second Temple Judaism, long before rabbinic traditions and the Ashkenazi diaspora even existed. The whole “he wasn’t Ashkenazi Talmudic” line is basically arguing with a category that wouldn’t appear for another thousand years. It’s like insisting Julius Caesar wasn’t Italian American. Technically true, but historically nonsensical. Don't take biblical or historical advice from people like Joel, the Wilsons, or Auron. They are pure grifters that say untrue things because they know their low IQ audience will engage with it.
