How I made $49,000 in 3 weeks on a small real estate deal with 0 risk. 1. Locked this property up off market with the right to assign the contract. - $950k (3 blocks from the beach) - 45 day close - 15 day DD 2. Reached out to 5-6 local developers & flippers. - I was running low on time within my DD period, so I accepted the first offer for $999k. 3. I then assigned the contract to the new buyer and was wired my $49,000 assignment fee. The small wins, singles and doubles add up! @KevinMoss216 @CRELeasingLawTX LOIs are tough - buyers want them to mean the world and sellers sign them because they know they’re non binding. I’d rather have a 1 page PSA to lock the property up with a full PSA agreed upon at a later time

Starting a Hard Money Lending business is fairly easy. Find people who flip houses, lend to them at terms they are excited about, and either lend your own money or raise capital from a few investors. The hard part is scaling that business. It requires systems, people, and good decision making. When you have raised $25MM-$50MM and you need to deploy that capital into loans it's much harder to do than people realize.
