Now look at Mount Juliet, Tennessee: Full Flock camera network everywhere — video, pictures, audio, direct 911 integration. They’ve already agreed to 24-hour drone surveillance coming soon. Some cities & HOAs even want flat cameras on trash cans to catch code violations and auto-issue citations. This is all moving way too fast. Are we trading freedom for this level of constant surveillance? 📍 Starting with LAPD’s Flock camera agreement expiring… People are celebrating, but listen to the Safety Coordinator — they’re not tearing them down. They’re just renegotiating. Who keeps the data? How long do they keep it? Privacy issues “being worked out”… but once the new deal is done, those cameras aren’t going anywhere. And nobody can confirm if they’re already disabled or still recording right now.

Also not on the Las Vegas Strip, but just behind it, are the Panorama Towers. The cheapest condo for sale there is listed at $294,998, according to Zillow. This 1 bed / 1.5 bath, 808 square foot, 8th floor condo is pretty basic with no balcony. HOA dues are $800/month for this unit. Property tax is approximately $2,650/year. The condo has a view of the mountains to the west and includes access to the pool, fitness center and other amenities. It also has a laundry closet and an assigned parking space. This unit has been on the market for 9 months with multiple price reductions and was originally purchased in 2007 for $262,460. It looks like it was a rental for quite some time and could probably use a refresh.

Unless you’re already really rich, don’t get suckered into buying private placement memorandums I invested $25K at $10 a share. Just got an email that the company is now valued at $.37 a share. There was no secondary market to sell my shares as the company started struggling $25,000 basically down the drain by buying an illiquid pre-IPO PPM Unless you have millions to throw at 20 different companies, hoping one hits, I would stay away

"Selling to collectives" When someone is the customer, you get them bargaining hard. But, when you have a collective (like an HOA or government), nobody is motivated to hold you accountable. My friend's business does outsourced HOA admin. He flies private.

"Regulated Monopoly" This is where the government eliminates all competition. My favorite is this fireworks store near Memphis. This shack has the only retail permit in a 30-mile radius. It is impossible for anyone to compete. I estimate netting $2mm/yr.

@jonbrooks This is pretty much the last untapped opportunity, and probably the best remaining one, for homeowners to maintain and increase property values. Bring transparency to the financial decisions in HOAs truehoa.app/press/hoa-disp…

The consumer is tapped out. Maxed-out credit cards. Maxed-out car loans. Maxed-out student loans. Maxed-out mortgage payments. Now ask yourself: Who's buying the next house?

It would not be possible to build these today in San Francisco. Which is too bad because they’re gorgeous, but not much of what was built 100 years ago (and more) could be built today. Lotta old Redwood trees buried in these Victorians.

This woman is crashing out about her car getting double booted in her apartment complex — again. She says this is the second time it’s happened. This time, she forgot her parking garage key card, so she parked next to the curb instead. She says she ran inside for literally 60 seconds to grab it, and by the time she came back out, they were already booting her car. She pays to live there and feels like the booting company is constantly targeting residents. On the other hand, she’s not supposed to park outside the garage, and this isn’t the first time this has happened to her. So… is she wrong or right in this situation?
