@realEstateTrent I have a friend in NYC that is head of sales at a high end boutique group of hotels there. That’s exactly what she said, they’re not going back because people showed they’re willing to pay.
I feel like hotels pushed the boundaries of prices like crazy during COVID, were surprised that people were willing to pay, and have just kept them there.
$550/night is the new $200/night and
$2,000/night is the new $550/night, and I don’t think we’re going back.

This whole thing of “early retirement” is not what people make it out to be.
I had a call last week with a 34-yr old founder who exited his startup with a $5M payout and retired.
He appreciates how comfortable his life is but at the same time he mentioned how he feels a big lack of purpose towards life.
He misses the days that he woke up early to work on his startup.
And somehow I understand his frustration.
What are your thoughts on this?

@SoCalGoulah8 Lived in LA for 15 years. Took my friend 90 min to go from the dentist to the gym yesterday then an hour each way to work. But yes great weather you can see out your car window
There is a prominent Houston based real estate private equity group that will get a property under contract for $20 million, tell their investors the purchase price is $23 million, and pocket the difference.
They essentially wholesale properties to themselves and make a massive profit the day of closing.
They then charge all the other standard fees as well - acquisition, asset management, disposition, etc.
Their investors are primarily overseas and have no idea.
They do tons of deals and have a fantastic reputation on the surface to the unsuspecting eye.
How common is this?
Being a dad is basically being able to walk into any room and assess every different way your two year-old could possibly hurt themselves in under 15 seconds.
They don’t want to:
-wake up an hour early
-rush breakfast
-get ready
-sit in traffic for an hour
To spend the day in some mediocre building.
Any probably never will.

I have a shop like this on my property. Full HVAC, 2,100 sqft, and my $2,500/mo tenant is moving out soon.
There's insane demand in my area for youth personal sports training here, from middle to high school.
I'm considering filling it with equipment, lining with astroturf and renting it out by the hour to 2-3 trainers at a time.
My area is somewhat rural - no gyms, but upper middle class with overachieving rich families and top tier schools. Lots and lots and lots of youth sports.
Several local friends have told me this biz would crush here.
Furthermore, one of Texas' largest high schools is 10 mins away - 5,400 students across 3 grades. You've probably heard of it...
I don't want a monthly memberships because I want to control the flow of people at any given time, even if less profitable.
I'm optimizing for quality of life here, and not trying to manage a 6th biz or massive headache.
I'm thinking:
- $40 per hour time slot
- 10 surge hours per day at $40 per
- 10 low demand hours per day at $10 per
- 4 down hours per day for cleaning
- 2-3 max people per slot
That's 1,800 slots per month.
At 3 trainings per week on average you'd need 150 students to be at max capacity.
I could sell bundles of time slots together at a discount.
There are at least 10,000 middle - high schoolers within 10 miles...
And ~3,000 sets of parents with too much money to spend on sports.
ON PAPER, at full capacity thats $45k/month top line.
Much better than $2,500! Not bad for 2,100 sqft.
Maybe add an hourly employee and some vending machines with drinks and snacks.
Make it really nice inside. It would require some upfront build out cost.
I could see this biz going up almost anywhere. Rent out someone else's shop with permission to do this.
Buy (rent) by the acre and sell by the foot. The WeWork for youth sports.
Should I do this and build it publicly? Finances and all.
Poke holes in this please. It seems asymmetric to me. If it doesn't work out I resell the equipment and move on.
My wife and I ordered a second @Tesla we love the cars, but I’ve responded to every delivery text and called the dealership and any 800 number I can find to speak to an actual human. every voicemail box is full, and no one writes back.
@marshal My wife and I just moved to charlotte a few weeks ago from LA. Loving it so far. Chose charlotte over Raleigh since CLT airport is a hub for American and we travel a lot for work so 30 min within a major airport was a big priority got us.
My wife and I have started to consider the idea of moving away from Texas. Cities were considering:
- Raleigh, NC
- Nashville, TN (Brentwood area?)
- Charlotte, NC
- St. Louis, MO (Ladue area)
Anything else that’s similar we should consider?
We want big TREES, great nature, four seasons of weather. International airport, and ideally country clubs nearby. States with a high income tax are a no go. 5-6% state income tax is max I want to do coming from 0%.
Summers in Texas are the worst. We can’t do it anymore.
@SawyerMerritt My wife and I have a model Y. Need a second car and probably just going to get another Y. I know multiple families that have two and everyone says it’s the best car they’ve owned. Might hold out for my cybertruck if my reservation gets called up by next year
My Mom has now owned her 2022 Model Y Long Range for 18 months:
• Total maintenance costs: $0 (excluding normal tire alignment, etc)
• 16,000 miles driven, including a few thousand FSD Beta miles
• Driven in -22°F temps (-50°F including wind chill) with impressively range loss relatively speaking (thx heat pump).
• She traded in her 2012 Honda CR-V for the Model Y

When 3rd property management is right, it's so incredible.
We have one PM that handles everything for us for 6% of gross rents and they do a fantastic job.
It truly is "mailbox money" on those properties.
