You've entered into a one-year lease with a tenant in Los Angeles. The one year is coming up, and you have other plans for the property, so you want your tenant to move out. Not so fast. Did you know the expiration of a lease term by itself is not grounds for asking the tenant to move out in properties subject to the JCO and RSO in the city of Los Angeles and in the unincorporated parts of LA county? The tenancy converts to a month-to-month at the end of the fixed-term. You can only evict for a valid "just cause" reason. The end of the lease term is not a valid "just cause" reason.
