You are a shameless creature madam. Let me share my experience with Pakistani, I was 23 when I joined Huawei software cell in dubai, first time out of the country and figuring things out. My room was almost 10-12km away from office. I would travel via public bus service, and it was not that frequent. Because we were starting a new project the work would stretch beyond 8PM. My Pakistani lead would drop me back even when he lived opposite of were I lived he would drop me and then drive all the way back crossing the office again towards his place. And then after a while I came to know that he has a disabled child who needed more of his attention. And countless similar gestures. A lot of what I am today professionally is due to him. But assholes like you will always be there to spoil our image.

Im at the Frankfurt Airport for a 10 hr layover. I have been traveling around for years but now it feels different. The hate for India and Indians is at peak and we subconsciously feel every one is hating on us. It's been 3 hrs now, I noticed a fellow brown colored human being who took a flight with me from Dublin. Humble clothing, unkempt face, a ragged backpack and a faded jacket. Something told me this man was poor. Most ppl were either looking at him with a judgmental look that I hate or avoiding him completely. I saw him looking at the food menu at different outlets, the cheapest I guess. My heart ached for him, he could be a hard working brother who hasn't come to terms with spending Euros yet. I have brought extra food with me. I walked up to him with my parcel of food, I asked, "Aap Dublin se aaye hain?" He smiled and answered- "Ji." Then I asked, "Kahan ja rahe hain?" "Karachi, Paxtaan!' He said, beaming. I turned around and walked back to my chair. Jaa mar!!

Recently in my GST Audit case officers saw expense head called Transport Chgs and as usual said - RCM applicable…Pay GST… My question was simple- How? Under which provision? The only answer I got was this are transport chgs and therefore applicable.. Under GST merely booking an expense as Transport Charges does NOT automatically attract RCM. First check Is the supplier a GTA Was a consignment note issued Has supplier opted for FCM Merely becos an expense is booked under Transport Chgs does not automatically make it liable under RCM.. A ledger name cannot decide tax liability…

I am not a fan of Real Estates businesses, unless they own lank banks, mainly in South Mumbai. We discussed Bombay Dyeing last week and there is an another press release out yesterday, which I like. Embassy Developments has handed the construction contract for its Worli project, Embassy Citadel, to Leighton Asia for 850 crores. The GDV from that project is estimated to be at Rs 8,800. Sit with that gap for a second. Rs 8,800 crore of saleable value. Rs 850 crore to physically construct it. That is the economics of South Bombay land in one line. Now, be fair and load in the costs the press release does not shout about. There is selling and marketing, brokerage, branding an ultra-luxury tower. There is administration and overhead over a multi-year build. There are approvals, premiums and licensing, which in Mumbai are never small. Stack all of that on top of the Rs 850 crore of construction. Even after you do that honestly, you are still left with a project where the value created dwarfs the cost to create it. That is the entire reason developers fight to own land in Worli, Dadar and the rest of South Bombay. The dirt does the heavy lifting. Once you control a prime parcel, construction is almost a rounding error against the realisation. The land bank is the moat. Everything else is execution. And that is the real proponent of the Embassy story. This is not a one-tower company. It is the listed residential arm of the Embassy Group, the same house that sponsors India's first listed REIT. It came together through the merger of Indiabulls Real Estate, later Equinox, with the Embassy entity, renamed Embassy Developments in early 2025. The promoter holds around 43%, and Blackstone has put money in through warrant conversion. So you have a serious sponsor, institutional capital, and a development pipeline that now includes prime Mumbai alongside its Bengaluru base. The operating momentum backs it up. FY26 pre-sales came in around Rs 4,631 crore, up a huge 128% year on year, hitting 93% of guidance. For a developer, pre-sales is the number that matters, it is cash getting locked in before the building even tops out. That is the demand side working. Now the honest other side, because the reported numbers look ugly and you need to know why. On the face of it, FY26 revenue was only about Rs 1,732 crore and the company posted a loss of roughly Rs 872 crore. Return on equity has been negative over three years. The stock is down more than 50% in the last year. Read that quickly and you would run. But here is the thing about real estate accounting. Revenue and profit get booked on completion and possession, not when you sell. So a company can lock in Rs 4,600 crore of pre-sales and still show a loss, because none of that has hit the P&L yet. The cash and the contracts are building up off to the side, waiting to be recognised when projects finish. The reported loss is the rear-view mirror. The pre-sales and the land bank are the windshield. That mismatch is exactly where the opportunity and the risk both live. The bull case: this is a sponsor-backed developer sitting on prime South Bombay and Bengaluru land, where projects like Citadel carry Rs 8,800 crore of GDV against a fraction of that in build cost. Pre-sales are compounding, the recognised profits are coming with a lag, and the market is pricing the loss while ignoring the embedded value in the land. The bear case: real estate is brutally cyclical, ultra-luxury Worli depends on a narrow band of buyers, execution and approval delays are the norm not the exception, the balance sheet is still loss-making with weak returns, and the stock has already halved because the market has doubts about when, or whether, that GDV converts to actual booked profit. That is the call. The Worli things plus 3251 acres of land is what excites the most. The current Mcap isn't factoring the brand and hard assets. Views are personal. For educational purposes only. A close aide of Dawood Ibrahim, Salim Dola, has been brought to India. He was deported to India and landed at a technical airport in Delhi earlier today. The deportation was carried out after a coordinated operation by intelligence agencies in collaboration with international agencies.
