In Japan your home property tax is depreciated over 35 years to land value only. we have two such old Japan homes, one is taxed under $50USD per year despite over $150k in 7 phases of renovation over about the same numver of years, the other is taxed about $150 per year. As an architect approaching 60, I've lived thru, first hand the rapid increase in technology possible and often code required to build the minimum home. its ludicrous to assert the 50 year old home should be taxed at the same rate as a brand new home. Technology has moved on. We're not driving around in 1976 Thunderbirds and Impalas with 6 mpg +5 liter engines barely achieving 250 horsepower that have no antilock brakes or airbags either, let alone back up camera and bluetooth tech. We all accept vehicles get used and depreciate, and require more maintenance over time, until 99% end up junked. Everything in your home wears out. Roof shingles, furnace and AC, bath fixtures and finishes and kitchen appliances even windows and doors, flooring, siding paint, even framing. codes for structural strength against high winds, earth quakes etc, let alone the damage that rot, mold and termites cause over decades.
