I have a personal project in DC that had a stop work order issued after we incorrectly raised the neighbor’s chimney without filing the correct permit. We made an honest mistake. It’s been almost 11 months and @dcra still hasn’t helped us resolve it. We never get answers.

With $RH stock solidly over $700 Gary Friedman is obviously an incredible CEO But I've admired him as a gutsy ballsy real estate developer for years. The historic renovation they did in Chicago is incredible & genius concept of "blurring line of home and hospitality and retail"

@moseskagan Since my first building in 2012, this has been my first screening method. I want the ROC to be 150-200+ bps above the market cap rate for the asset I will own once I am done. In this great market it has created homeruns...I think even with a correction it will lead to winners

I do heavy value add multifamily deals and talk about "Stabilized Unlevered Yield on Cost" as the most important underwriting metric. I know @moseskagan views it the same way. It is super simple and often misunderstood. Thread below

Sitting at the Minnesota Real Estate Journal awards tonight. Had two of the four project nominated for best urban project of the year. Didn’t win, but ridiculously grateful to be sitting here. 5 years ago I was sitting a desk, unhappy with my life and career. Times have changed.

@brettgarneau @seandsweeney Definitely agree about engaging Civil early, we ran into a city box culvert issue on our land that ended up costing potentially 20x what we anticipated. Obviously had to pivot on that project.

I’ve seen a lot of new developers waste a lot of money on building design before they’ve ensured the site and soil are good for building. A survey, Phase I, geotechnical report & Phase II (if needed) are the upfront investments you need to make before you begin design.
