@TennisonEddie not utilizing ag and homestead exemptions. Everyone replies on the internet like they know some secret that Texas has high prop tax. Not bad honestly if you have any clue what you’re doing. Also cost seg on investment property can offset the burden via income savings but

I pay about 8K/month on my 3 personal mortgages. House, lake cottage, and small ranchette of 38 acres....finally took the time today to figure out what the 3 properties will cost to own after we burn the mortgages. About $2750/month, looks to be it (atm) and that's even not insuring the ranch, which doesn't have much on it. 34% of the cost of owning my Texas real estate is property tax and insurance. 29% of cost of ownership is just tax.

@StealthQE4 Dumb tweet. America is a lot bigger than 6 cities, people can currently afford homes in a lot of places and definitely can afford them if mortgage rates go back to 3%. Stick to the internet stuff brother cause clearly you do not know about making money in real estate.

From start to finish in 3 days for our little mom and pop shop. My wife mills door material and builds the doors. My brother mills face frame material and builds the cabinet boxes and vent hood. My sister in law and my wife finish sand the cabs and doors. I build drawers and pullouts. I install hardware and put the cabinets together The four of us load the trailer together. My wife and I go on install and my brother and his wife stay at the shop to start milling for the next job……. (Double vanity in restroom not pictured)

Gonna finish up framing on this over the weekend! Been dodging the weather all week but was able to get it covered up before the rain came in today. This is another 4/2 1850 SQFT plan. This is my 5th time building this plan but each time I make subtle changes trying to improve the floor plan.

Forming up for the slab on the next house. First time building 3 all right next to each other. Built the first two at the same time but my pockets are quite deep enough to hit all 3 at once while still having some cash set aside to acquire more lots if they come up. Was hoping to pour next week but as usual got rain coming and going next week. Feeling your pain @TannerBuilds

This is the best I could get ChatGPT to render if my affordable entry level home on 1/3 acre lots in rural Alabama. It refused to scale the frontage wider. There should be about 18 inches or more in between the window shutters on the left. The gable is about 17 feet at the widest part. This will be the smallest plan I offer. 3/2 and 1608. Going for the “modern natural” color pallets on these homes. I’ll update the elevations and flip the floorplan. Might even side load some of them. 80’ lots.
