For anyone with a meaningful brokerage balance, this can still be the best place to borrow money:
Low rates, favorable tax treatment of interest, can spend the borrowed money on whatever you want (including other investments)
As long as you have some help with execution

A financial engineering trick used by wealthy people:
If you have a large balance in your brokerage account, you can borrow money at US treasury rates (~4%)
This is cheaper than a mortgage, and you can deduct the interest you pay as a capital loss!

Mission Bay is an under-discussed success story.
It's soulless/not my vibe, but the whole area is crushing it with the best restaurants opening and most new offices: OpenAI, Uber, Dropbox, Visa, and others like Gusto/Astranis/YC closeby.
The place was an industrial wasteland not long ago, and now it’s one some of the best real estate in SF...
It’s got waterfront views, is the sunniest part of the city, and feels like a completely different place - it's clean, modern, and functional though all part of SF.

I am currently spending time with a large group of friends, all pushing 50, mostly Wharton grads and working on or around Wall Street. General sentiment on their end is that Bitcoin is legitimate, but that the rest of the industry has exposed itself as even more of a speculative casino than it was before. Not ideal. The fear that I have expressed often is that the industry would fail to prove its legitimacy when we were finally given the regulatory and legislative green light. That seems to be what's happening for the moment, at least in the eyes of Wall Street.
