a bunch of you said this would be huge for real estate 🏡 so i pushed it further: virtual staging just went 3d 👀 the flow: 1. capture 16 ultra-wide photos 2. stitch into a 360° equirectangular panorama 3. feed that into @NanoBanana with a staging prompt → generate a newly staged 360° image 4. reconstruct that into a fully navigable 3d world using @theworldlabs you’re not just staging photos anymore - you’re staging space i’m starting to think 360° panoramas might just be the bridge between 2d and 3d worlds edit the pano. edit the world.

@shawngorham Tile, all day long! Longer lasting and easier to allow pets and clean up after move out. I’ve always heard of a sec8 landlord putting drains in the middle of each room to just spray it all with water after move outs 🤣

Am I the only person in the world not addicted to coffee / caffeine. I don't get it... It tastes TERRIBLE. And after a while, you rely on it just to get back to ~normal~. Sleep disturbance, withdrawal symptoms, digestive issues, no thank you. Why waste your money?

Promoting more people up to project manager to have more accountability and quality control while we switch to piece-work pay

Dear cleaning bros (and @JennTendero) Let's have an honest discussion about cleaner pay and incentives. While I think paying 50% of the total job is fine in theory, I'm no longer convinced this is the best path. It's great at the beginning, but eventually, I think *some* use it as a way to skip steps and just get the job done quickly since they are not paid by the hour. I'm toying around with the idea of withholding 10% of the job pay until we are able to verify that everything was done properly (quality control check or receive confirmation from the owner that they are satisfied). If we don't hear anything back, if the QC went well, or if we aren't able to get to the QC, then they get the full amount. But if we have to fix stuff that was specified on the list or otherwise should have been done, the full pay isn't an option. Any thoughts on that before I implement or other incentive structures that work?

I used to believe "titles are cheap." In fact, they were "free" on the day I gave them out. But the costs of over-titling can be significant. At scale, try removing titles and resetting them to align with responsibility. The cost? Disengagement and turnover. Am I off here?

Visited a flip where the flipper replaced the roof, foundation, HVAC, water heater, and electrical. They did minimal cosmetic updates. This home has sat on the market for quite some time, despite very practical renovations. Do buyers deserve the lipstick on pigs they buy?🤷‍♂️

@elstruck @STLChrisH Slow and steady. 40% growth is really too fast. We are quality driven on the upper end of our market. One misstep can cost years worth of leads and cause me to have to replace 100k worth of flooring or something else.
