@aarmlovi What demarcates a plex vs a townhome? If there are two homes side-by-side sharing a wall, it's a duplex, right? But if I add 4 more in a row are they townhomes? (or rowhomes?)

Chicago is the poster child for why "Plex" reforms—duplex, triplex, 4plex—fail nationwide Plexes aren't just infeasible to build new: Most existing plexes are infeasible *NOT TO TEAR DOWN* (!) Townhouses or midrises are so often the highest & best uses in most submarkets 🤷‍♂️

While it’s good that affluent families want to remain in the city rather than move to the suburbs, in high-cost neighborhoods, scarce and expensive land is being absorbed by $1M+ single-family homes. @StefanFSchubert @Afinetheorem Debt = tuition + living expenses - non-debt payments. Nordic students take more debt despite no tuition, so US students need lower living expenses and/or more non-debt payments (family, grants, work). Just curious where the bulk of the difference lies.

@Empty_America Stehekin, WA is only accessible by 2 hour ferry ride or hiking. Famous stopping spot for PCTers. Kids eventually have to room with other families in Chelan to finish public school. Though homes don't come up for sale often (and the ones near the lake are expensive).

Hahaha oh no. New anti-manufacturing law in WA defines both additive and subtractive manufacturing as 3D printing. Anyone selling manufactured parts or equipment to residents of WA are subject to fines & imprisonment. Is Washington about to nuke its aerospace industry?
