People ask me why I live in New York City. Earlier this week I was thinking through a couple tweaks I want to implement as related to our real estate fund, and I wanted to bounce them off someone. So - I texted Dan Haroun. Dan runs Catalyst, and they just closed on their latest real estate fund of $400M. He's one of the top real estate minds in the world. I've gotten to know Dan well because we're both in NYC and meet for coffee regularly. So, he quickly got back to me, and we spoke for 20 mins. It's hard to put a value on getting immediate feedback on high-impact business decisions from operators at the top of the real estate world. This happens regularly, because I'm able to regularly meet with folks like Dan. Wouldn't be the case if I lived anywhere else.

Prediction: FSD + Starlink will meaningfully contribution to a measurable increase in nomadic lifestyle and decrease in urbanization in the US within 5 years. 10 years max Our country is absolutely beautiful and the average population density is <50 people per square km. Wide open spaces are about to become orders of magnitude more accessible. Other factors driving this: home/land prices, AI tutors decoupling schooling from school districts and safety concerns in urban areas.
