For the second part of a series on the future of college, I talked to @anecdotal about AI and how one vision might be OnlyFans but for professors where colleges don’t exist but you do AI assisted one on one study. newyorker.com/news/fault-lin…

People are dunking on this and, yeah, "one way or another" is hand-wavey—but I agree that the cumulative consequences of Hormuz's closure will ultimately force its reopening. I'll just be more explicit. I expect: - The war to end and Hormuz to reopen when Trump makes a concession to Iran to overcome current impasse, likely on nuclear (domestic enrichment or "nuclear dust", i.e. HEU stockpiles) - Trump has been thus far unwilling to make those concessions because there isn't enough market pressure to push him off his nuclear position. Prices have pulled back repeatedly on belief that he's found an end, and in doing so reduced the very pressure required to end it - Oil prices will more durably rise as supply deficits accumulate, SPR buffers dwindle, and commercial inventories empty through summer driving season - Pain will eventually push Trump to drop nuclear demands (or, more likely given recent reports, delay nuclear negotiations in favour of a "skinny" deal to end war and reopen Hormuz) - War will end, Hormuz will "reopen," and then we get to deal with the messy, unsettled aftermath. Inevitably unstable post-war conditions likely lead to occasional blow ups and disruptions, even as mixed traffic through Strait resumes The sooner oil prices rise, the sooner the war ends.

JP Morgan on oil prices/Strait of Hormuz: "A core assumption of our framework is that the accelerating pace of oil inventory depletion will ultimately force the reopening of the Strait of Hormuz, one way or another. Our base case envisions the Strait reopens in June—anchored on June 1 for simplicity—following a clear and credible announcement ratified and confirmed by both sides, such as a statement from the UN Security Council."

The 2008 housing market crash was a once in a lifetime crash. The second largest price correction on record is the correction we are in right now! It's just only showing up in new construction prices (graph below) because existing homeowners don't want to sell. If you are waiting for the next 2008-like crash in national home prices to buy a home, you are deciding to be a life-long renter (not that there's anything wrong with that.)

The private Sunbelt multifamily REIT formed by Scott Everett's S2 is now telegraphing a total equity wipeout, according to new investor comms from partner Trinity reviewed by The Promote. "Said another way, while the common equity was marked at $0.73 per share as of Q4 2025, S2 is currently focused on maximizing value for mezzanine investors, and equity investors should expect a full loss of capital." More for Insiders later today. REIT has 9K+ units so a BFD.

Domestic gasoline prices in the US are going absolutely bananas. Outage at the BP Whiting refinery, a sharp climb in the price of crude, and massive draws on gasoline inventories is creating a perfect storm. We're heading to $4.50/gallon national average soon. It likely won't stop there.

@tbonier I think it reflects poorly on the party's institutions and the people who ran them that we lit so much donor money on fire in a desperate play to prop up somebody who was unfit to be president

For some reason there's been a flood of misinformation over the past 24 hours about this. In this piece, Matt Y says "The RNC has a 7 to 1 fundraising edge", which simply isn't true. Since the beginning of '25, the RNC has outraised the DNC $154 million to $132 million...

Everything about this piece screams academia, or rather the failure of academia to host the kind of high level inquiry that audiences are turning to. A professorial looking young man in a room with books in the background? It should be young professor's office but it can't be.

We had a great day of hiking today. 8 of us went to Sweden Creek waterfalls in Northwest Arkansas. Our area had some rains and that helped in the waters flowing. Sunny blue skies and mild temps.

Lovable has a mass data breach affecting every project created before november 2025. I made a lovable account today and was able to access another users source code, database credentials, AI chat histories, and customer data are all readable by any free account. nvidia, microsoft, uber, and spotify employees all have accounts. the bug was reported 48 days ago. its not fixed. They marked it as duplicate and left it open.
