If I were looking to do my first development project. This is exactly the type of project I’d do. Northstar (the developer) bought a small single family home on a large lot, remodeled it, and built another single family home + three townhomes. What I like about it: Affordable, but complicated. Too small for the larger home builders, too complicated for the average fix and flipper. Efficient construction. Not a lot of earthwork & roads, which is the most finicky line item in your costs. Also no garages, so you can sell for cheaper. Infill location. Not competing with a lot of new for sale construction, also not a large boring development, can add some character and make it efficient.

You can just do things. (Like take advantage of US fire departments refusal to use anything other than oversized, custom trucks to mostly respond to medical calls in order to create a profitable monopoly with years long wait times)

Running through LA this morning I was reminded just how much developable land there is here. Endless lowrise retail, surfacing parking lots, etc. Must drive real estate people here mad to drive around and just stare at it all, given the housing shortage.

I was the marketing director. Yes, you’d think people would want more space, but they never do. Bigger homes cost more to build, cost more to heat, cost more to maintain, and are harder to clean. A lot of people end up downgrading and selling their “dream” home because it’s just too big. The grandkids don’t visit often enough to justify the huge size. For whatever reason, people who retire often want to build these massive 4,000 sq ft houses with four bedrooms, but after a few years of a husband and wife living alone in this big sprawling house filled with empty, unused space, they sell it and get a much smaller place. People are funny like that.
