This should not be in perpetuity. A certain number of years is fine, but once you retire, get older, and no longer have kids using public schools, it should not continue. An elderly couple today can lose their paid-off home if they don’t have enough income to pay property taxes. That does not feel right. Does that feel right to you, or to anyone else?

Snowflake reportedly signed a $6B deal with AWS for "AI chips," which on inspection turn out to be Graviton. Graviton is a general-purpose Arm CPU. By this standard, the MacBook I'm typing this on is also running on an AI chip, and I'd like my valuation bump now.

my issue w/ this is it perpetuates the mis-allocation of housing seniors disproportionately own family-sized 3 and 4 bedroom homes, often in safe neighborhoods, w/ good schools, near metro areas senior entitlements and tax breaks further encourage this misallocation

One way to thread the needle on low-income seniors facing rising property tax bills: Allow them to defer payment (with interest) until they sell their home. This avoids forcing people out of their communities, while ensuring the property taxes still get paid.

@Rundoff @stealthwealth22 @JillFilipovic and if EVERYONE appreciates 10% the tax rate locally has to lower, state law requires local school districts to reduce their tax rates when property values grow by more than 2.5%. You fight over your "Share" of the increase with appraisals.

@RBPundit Our brick is just decorative though, but the insulation behind it is non-trivial. Current code: Attics: R-38 minimum (approx. 13–14 inches of blown-in insulation). Exterior Walls: R-13 to R-19 (or a combination of R-13 cavity insulation + R-2 continuous exterior insulation).

@AdamasNemesis @JillFilipovic Prop 13 is "a great system" if you want to wealth transfer from young families to old people, and bankrupt the state over time while subsidizing commercial real estate. It's one of the most regressive ways to handle property tax.

California is even better: 2% per year is the maximum rate of increase No this isn't better. Proper 13 means I'm going to pay 20x more than a car dealership in property taxes, and 10x more than my neighbor while schools get underfunded because too many retiree's live near.

@stealthwealth22 @JillFilipovic Given that's leveraged borrowing I'd be insanely happy if this happened to me. Assuming a FHA loan that's a 42-46% ANUAL rate of return, if your house doubles in value in 7 years. (net of MIP added to the cost structure) Conventional would be 28-31%.
