@re_exchangor why collateralize with the other properties? Seems like $200k upfront plus the land should be enough collateral? Been kicking around similar concept on some properties near me, so just curious if % upfront plus the property being sold is realistic or not for seller note.

Made an offer on some land. $200k cash and $600k 0% note paying $2000 a month secured by 2 brand new houses we own not the land. Broker calls me. "Hey man this is a good fair offer but there are 4 heirs. I don't think they will take this, they just want to cash out." Yeah I hear that a lot. I can split the note into 4 so they all get their own note. "Well, I'll let them know but I don't think they'll take it." What a salesman! How about congratulations we got a full price offer and here are the terms.

Not sure about others but my cal isn’t that malleable, so if they want people to try to bank with them moving forward, in their best interest to share a recording.
