@MikeK_LA @lacontroller Pursuits regularly go 60 mph on streets, and up to 140mph on fwys (though usually not LAPD). I fly both drones and 🚁. You need to calculate if a pursuit is moving away from where a drone/helicopter is, they need to go double speed to even get to it.

We buy Dingbats in LA, where we add ADU's in the front & back carports. Here is a before & after of one of our projects, where we added a 1BR in the front & 2BR in the back. Construction cost $270,000. New income $50,000. $6,000 rent reductions to existing rent controlled tenants for loss of parking. $44,000 net income gain. We went from parking for 8 units to parking for 6 units. In the front of the building 3 units lost their 2nd tandem parking space, not the end of the world. In the back 2 units lost their only parking space, which was more difficult, but adding 2 ADU’s is worth the trade off in my opinion. This was a C+ neighborhood (East Hollywood). In B & A locations the numbers can work better.

They are not your competition. Several years ago I showed up to bid on a project. As I was talking with the homeowner another contractor showed. I stood there as he explained that he was there to bid the project as well. There was an awkward silence as he finished, we both stood there looking at each other. " Screw it!" I thought "there is no competition" I took a step forward and stuck out my hand "my name is Jonny good to meet you." it was the start of a great relationship. I have helped him grow his business for over five years now. We have made alot of money together. You see I'm passionate about small business. I have helped over 14 companies start in my local area. I have helped six of my former employees start their own companies. I've been training my "competition" for years. It's actually one of the things I'm most proud of. Recently lead flow has been down and work has gotten tighter. When eight months worth of projects that I had on the books canceled it made me very concerned. I had a large hole to fill. Yesterday I got a call from this guy my "competition". He said I wanted to thank you for what you did five years ago. I remember two things that you told me on that day. You said "All of my provision comes from God" " There is more then enough work for everyone" He then said that he had three large projects that he could not get to. Could he send them to me? I was deeply touched. My "Competition" was sending me projects. I have always believed in an abundance mindset. Yesterday I was the recipient of it.

If you sell a $500,000 house with a Realtor You have to pay out $30,000 for ~12 hours of work. If selling agent keeps $15,000 that’s $1,250 an hour. They are severely underpaid. We have to change this! Commissions need to go to 10% for them to get their true value.

Getting quotes for new windows. First quote– $80,000. I will burn the house down before I will pay that. Second quote 50k. Still terrible. Third quote, $26,000. WHY does everything have to be this hard?? Now it’s got me wondering if the low quote is way too cheap.
