Telangana continues EV incentives for govt employees a move which will boom ev markets apart from continuing incentives on road tax , hopefully we will touch close to Maharashtra in setting up EV stations across telangana. Thanks to @Ponnam_INC garu n @revanth_anumula garu and past govt initiatives on EV was undoubtedly a big boon @BRSparty @KTRBRS garu @BJP4India @nitin_gadkari ji @narendramodi ji...I will shift to ICE to EV soon.

“Credibility by association” is a tactic where a positive impression of one thing (here, well-known premium projects from a top-tier developer) is transferred to associated items (the not-so-well-known or non-top-tier ones) simply by making them appear together in the same list. “Social proof” is when showing (or at least claiming) that people like you are buying something. From a marketing standpoint, it works because it reduces decision effort and perceived risk. If others—especially relevant or credible others—already chose it, the product feels safer and you’re more likely to buy it. I noticed a pattern of such tactics being used by an influencer repeatedly. I’ve attached a screenshot of one such post. Can you spot these two tactics at play here?

Seeing a skyscraper’s structure completed shouldn’t make a luxury homebuyer relax. It’s actually when the biggest financial risk begins. Buyers often celebrate when the final slab is cast, and risk-averse prospective buyers drop their guard because the project looks almost done. But here’s why that’s dangerous for ultra-luxury projects: Under standard construction-linked plans (CLP), developers collect ~80-90% of the payment by the time the superstructure is done. For economy/budget housing, this makes sense. But for luxury projects, the real expenditure begins after the civil structure is done. The real money (often 50-60% of the total cost) goes into high-end MEP, facades, HVAC, imported fixtures, home automation, amenities, etc. Unfortunately, housing finance treats all buildings the same. Banks/NBFCs approve disbursement schedules up to 80-85% upon slab completion—irrespective of whether it’s affordable housing or ultra-luxury. The result? A developer collects 80-90% of the funds but still faces the most expensive phase of construction. If their balance sheet is stressed—or if they’ve diverted early cash flows out of the project—they simply run out of money for the expensive finishes. This is exactly why so many premium projects slow down or stall after the building looks practically finished from the outside. I will tell nightmare story of builders especially in luxury projects after finishing the structure. Thefts of sanitary fixtures , electrical switches , copper wiring of ac drains them completely and finally this falls on product quality . Majority of high rise buildings are facing issues with lifts getting delayed due to current war situation n Dollar fluctuations and above lal west bengal elections will hamper labour work force this will again escalate the over budget , profit and product quality
