Downtown Dallas for breakfast with the girls.
Saw a very nice apartment building next to us so I researched pricing.
Rent in the Design District of Dallas for a 1B bedroom, 1 Bath is $1,250.
You all had me fooled thinking housing was out of reach.
Very reasonable.
What am I missing?

Major life hack: Don't complain, ever. Nobody likes a complainer. They drain the energy of everyone around them. It's exhausting spending time around someone who constantly complains about things outside their control. If it’s within your control, go do something about it. If it’s not, you’re just wasting energy thinking about it. Complaining gives too much power to the thing. Take back that power.

We find it odd that the goal of Ellen Page’s documentary “Second Nature” is literally to groom children. It has been documented ad nauseam that instances of gay relationships exist in the animal kingdom. For someone who was groomed and abused by Hollywood, you would think her priorities would be exposing the harm inflicted on her so others aren’t left broken like her.

Having SONS is so fun.
I've got two 5 year old boys.
-Forts.
-Wrestling.
-Play fighting.
-Squirt gun battles.
Mostly just playing & it's so fun.
But man having a DAUGHTER is something else.
She makes me want to be a better man.
Tonight, her & I are grabbing dinner, rented out 2 lanes to do archery together, & grabbing ice cream after.
My goal will be ZERO PHONE outside of 1 picture of us at archery to send grandparents ;)
She's almost 11.

Curious, would anyone like me to post some more about how I underwrite properties?
Can post all numbers and why I am assuming those. Figures there’s gotta be some people that would benefit from it.
Although I knew I 99% was gonna be interested in this place, I literally fully underwrite every deal that hits the market every day anyways because you never know.
Or anything else as well happy for any suggestions. This is all I do all day everyday so I’m happy to share anything people have questions about.

This is NOT financial advice and DON'T listen to me! But I like this place and think it has great potential IF bought by the right operator. (I also just love the look of the building. Very beautiful) But this requires a lot of due diligence because of the location, current issues and tenant mix. It's one of those areas that change a lot street by street. But there are definitely operators out there that could turn this place around and get a great return. Especially if you can get it for $700,000-$750,000. And I think you'd probably be able to... but what do I know? hint hint wink wink.
