@JustAFamilyMan_ Cumberland really does have a good urban fabric, complete with a pedestrianized Main Street downtown. Met family there a few years ago (midpoint between DC and Ohio). Odd vibe though. Coming from a mid-sized city you expect a certain artsy/hipster thing that isn’t really there.

Annapolis really is a nice city. And I am glad Cumberland, MD got some objective love. The city has stunning views, and the downtown area is picturesque. It is just unfortunate that it is in the wrong location, being in the most desolate part of the state, Appalachia.

Hard but true answers to the question about why CT isn’t doing volume: 1) Because it is too expensive. 2) Because people hate the way it looks. 3) Because it attracts too much attention and people don’t want to deal with it, even though they like it. 4) They low-key like the way it looks, but are still too embarrassed to own it because of the way it looks. 5) Because it is a target politically for some stupid reason. These are all reasons I’ve heard talking to people in my travels. I’d say being too embarrassed to own it because of how it looks is the most common thing I hear.

@BonkDaCarnivore Easy. Have an 8% sales tax on a primary residence and no property tax. Most people sell their homes within 12 years so the local government would still be funded with a cross between property taxes on commercial and rental/vacation property and sales taxes for primary residences.

A significant portion of the value of your home is the quality of the surrounding infrastructure - particularly your school district, the quality of the roads, the fire and police departments, etc. If the municipal infrastructure is part of the value of your property, then you have to have skin in the game to keep those values higher. Until you come up with an alternative way to see to it that property owners continue to fund the infrastructure that elevates their values, property taxes are how that's handled. It's not hard.

Why should anyone be forced to pay property taxes. The state doesn’t buy the house you did. You bought the home, improved it, put a mortgage on it and paid for it. The state collects sales taxes & business taxes to fund services. Imagine the 70 year old who owns a home today valued at $2M - they bought 30 years ago for $50,000, maintained the house for 30 years and finally paid the house off - Why should they or their heirs pay any tax much less on the increased value? They will say, “who’s going to support the roads, police, fire department and schools? Sales tax & local businesses can support those things. For those who support property taxes understand you open the door for the state to collect taxes on ALL property; boats, cars, clothes, art, bicycles, gym equipment, grills, tools, silverware, jet skis, stocks, retirement accounts - everything. 27 states reassess annually, and the rest, do so every 3 years OR lie California, any time you improve the property! It’s brutal and it’s endless! If you support property taxes on personal property you are either; a) a communist b) confused c) academic d) free loader End Property Taxes!

Much property is not taxed! Only real estate which has societal carrying costs and which is rivalrous and excludable and thus has huge social costs if misallocated! But yes, aristocratic ownership is bad. Allowing large amounts of productive capital to sit idle because a small group of leisure elites enjoy their weekend retreats really is a boot stomping on the face of humanity. Moderate property tax rates are very good things.

But seems reasonable that given the inefficient use of space that a golf course is, I should pay a few bucks extra in tax per round or drive out a little further to less valuable land so that urban golf courses can be put to better use.

What Land Value Tax haters fail to understand is that little will change for the average homeowner. Property tax bills might even decline for many. It's the parking lots, golf courses, underutilized and absent landlords that would get a rude awakening.

Land value tax defenders argue that land owners get a special benefit in the form of the protection of their private property that they should therefore pay for. This is confused, or at least overstated, for two important reasons. First is that you’re not actually allowed to steal any kind of private property. What makes housing unique is that it’s huge, conspicuous, typically immobile, and ownership is dutifully recorded. All these things make investigating assaults on this particular form of private property dramatically easier than all others. If you tell the police that somebody took your bicycle, then it’s like, I don’t know man, how can we even know where the bike is? If we think we know, then we’ve got to go track it down. How can we even really be sure that the bike is yours? If a group of marauders tries to take over your land, then the police have a very straightforward task ahead of them. Second, it’s not as though the benefits of stopping these marauders redound only to the homeowner. The neighbors also do not want marauders occupying the house that used to be owned by their neighbor, whether those neighbors are homeowners or renters. Nobody benefits from marauders taking over private property. The fact that we stop this is not a special benefit we give to homeowners as a privileged class. It’s just basic public order, which benefits everybody in the society.

Homeowners should pay property taxes, because they, for example, uniquely benefit from the existence of the sewers connected to their house. Non-homeowners, presumably, wouldn't mind if the streets were full of shit and piss and derive no benefit from their absence.

So the average guy in Mississippi worked ~35% (405) more hours per year to arrive at a lower gdp/capita than Germany Meanwhile their life expectancy is 10 years(!) less. In effect they work 12 years more only to die 10 years quicker. I find it inappropriate to laugh at that...

The Timothy Thomas protests in Cincinnati have turned into riots. Several hundred residents of Over-the-Rhine throw stones and bottles at police, smash the windows of Cincinnati City Hall and police precincts, and loot local businesses. I don’t think Tesla’s 70% degradation for battery warranty is acceptable. Anything over 80% is absolutely unacceptable and should warrant replacement. It’s obvious Tesla is playing the numbers because new models are seeing far more degradation than earlier models did. Current battery quality is worse than 8 years ago. Completely unacceptable
