Dear Sir, We are pleased to introduce ourselves as a “Kharadi Housing Societies Welfare Association (KHSWA)”, which is registered with the Assistant Registrar, Pune on 01st Feb 2016. The registration of the said Association under the societies Registration Act, 1860. Vide Registration No. MAHA/204/2016/PUNE Dated 01st Feb 2016. The foresaid Association is a Social Welfare Association and its objects are according to the Section 20 of the Societies Registration Act, 1860. As of now 50+ Societies are members of the association (8000 Flats “ near about 25000 to 30000 residents”), day by day our members are increasing and by end of this year near about 100 societies will be join as association members We would like to make an important point here is that Pune Municipal Corporation (PMC) charges the property tax from each and every flat in any of the society as soon as it gets completed and the amount of annual property tax ranges between Rs. 6,000 to Rs. 14,000 per flat per annum depending upon the area and occupation (self occupied or rented) . In aggregate the members of these societies are paying the property tax in the range of approximately Rs. 6, 00,000/- to Rs. 55,00,000/- per society per annum depending upon the number of flats in each society. Considering the amount of property tax paid by members of all the societies in the vicinity (the amount must be in crores of rupees collected annually), the basic facilities provided by PMC in the area are incomparable. The developers and builders have also paid a huge amount of money (we do not have exact details of the money paid by builders to PMC) in the form of development charges while constructing any residential project in the area. In addition to the property tax, the housing societies have to purchase water from the local water suppliers at exorbitant prices (approximately Rs. 500 to 800 per water tanker of 10,000 liters capacity for boring utility water and Rs. 1,400 to 1800 per water tanker of 10,000 liters capacity for drinking water) . This demonstrates that the residents within Pune Municipal limit are deprived of our basic daily necessity of good quality water and facility for garbage removal by PMC. This is causing a financial hardship on all the societies and creating an extra burden on the limited resources available with the housing societies. Urban Nirvana Society 2. Blue Berry Society 3. Alcon Society 4. @MountNGlory 5. Mio Palazzo Society 6. Gulmohar Queenstown 7. Forest County 8. Gracia. The roads are riddled with potholes of various sizes due to the recent pipeline work, making it extremely difficult and dangerous for residents to commute. (Please Refer Annexure V & VI) We are herewith attaching a few photographs for your ready reference, and you will see that the entire stretch between Urban Nirvana Society till Mio Plazo society, Gulmohar Queenstown and Forest County entrance is in a state of neglect and abandonment. Some potholes are so large and deep that they have the potential to cause a lot of damage to any vehicle that drives over it. From punctures and broken rims to creating issues with suspension and alignment, potholes can cause some serious (and expensive) problems. It is particularly dangerous and life-threatening experience for commuters driving two-wheelers as the vehicle can skid anytime causing major injury to them apart from financial loss and in extreme case accidental death as well. Our children are scared to ride by-cycle on the road it the road is not conducive enough for them to commute. The roads are in such state that small children using school buses suffer with continuous bumpy rides and the chances to injury to them is very high. To make it worse a small patch of land at the Blue Berry Junction (which is a very crowded junction specially during morning and evening) is blocked by the land owner chocking the junction, resulting in a lot of traffic congestion. (Please refer IV of this letter) This was never the state of Kharadi in the last 10 years and it hurts to see our children growing in such inhumane conditions. Kharadi has developer into a major IT Hub in the last 1o years where more 50,000 people commute to their offices from different parts of Pune.
