Gov. Kathy Hochul just expanded the net on NYC’s new second-home tax. It now starts at properties with a “market value” of $1 million or more (for the next two years) — it used to be for second homes starting at $5 million. Plus, there’s a new surcharge on all-cash home purchases over $1 million. This is part of Mayor Mamdani’s push to “tax the rich” and close the budget gap. Critics say it’ll speed up the wealthy exodus from NYC to lower-tax states. Will they just pay it and stay… or pack up for Florida/Texas? (Video: AI)

*Update* I communicated with Ken earlier, and I expressed my dismay over the Mayor targeting his family outside their private residence. I also asked him to reconsider his decision to withdraw from New York City. The goal now must be to stop the narrative that New Yorkers who worked hard to achieve the American Dream are somehow the enemy. Coming from a modest upbringing, working hard, and achieving the American Dream should never make someone a villain in America. Yet that is exactly the message too many are sending today. It is especially troubling coming from politicians who grew up with every advantage imaginable, yet lecture working people and self-made business leaders about struggle and fairness. New York has always been a city where people from humble beginnings could build something for themselves, create jobs, and give their children a better life. @NYCMayor must stop dividing our city by demonizing success and those who invested in our communities and helped keep New York strong. The people who earned the opportunity to live on Park Avenue want the same things as the people living on Park Place in Brooklyn: safe streets, opportunity, and a clean city where they can raise their families with dignity and hope. My message to Ken and to other business leaders in New York City is this: Stand your ground. Do not let irresponsible rhetoric drive you out of this city. Our futures are connected, and New York only succeeds when we stop dividing people and remember we are all headed toward the same destination: a successful city.

My boyfriend and I are planning to buy a house together after dating for 3 years. He earns significantly more than I do, so he’d be contributing about 70% of the down payment. Because of that, he wants the house to be only in his name. He says it’s just “fair” based on the numbers, but we’d both be living there, splitting bills, and building a life together. I’ve been watching a lot of relationship content about equity vs equality, and it made me realize things don’t always have to be 50/50 but this feels like I’d have no security at all. He said if we ever broke up, he’d “do the right thing,” but that doesn’t really reassure me. My friends say don’t move in unless my name is on it. His friends apparently think I’m being entitled. Now I feel stuck between trusting him and protecting myself. Is this a red flag I’m trying too hard to rationalize?

In Florida I can buy a nice condo for $500k that comes with access to a pool, spa, gym and nearby beaches. Everyday would be a life in a paradise. Housing and lifestyle doesn’t seem to get much better than this. I wouldn’t be able to find anything like this in NY

Getting everyone up to date: In a bragging video last week, Mamdani went after Ken Griffin, CEO of Citadel, just as Griffin’s company was about to invest $6 Billion in NYC redeveloping a Park Avenue property. The Citadel project will bring in thousands of union construction jobs and 15,000 high paying private sector jobs, jobs we desperately need. More of the text of the email from Citadel’s COO was reported in the @WSJ this morning. Here are some excerpts: “ It is shameful that he (Mamdani) used Ken‘s name as the example of those who supposedly aren’t carrying their fair share of the burdens associated with New York City’s often costly and wasteful spending. In doing so, the Mayor has once again manifested the ignorance and distain of the elite political class towards those who have been consistently committed to building one of the greatest cities in the world. Over the past five years, Citadel, principles and team members ( including non-residents) have paid nearly $2.3 billion in City and State taxes.” The email also noted that Griffin “ has personally directed $650 million in charitable gifts to support New York City .” @C_Sommerfeld @politicony didn’t cover any of this in today’s briefing. They need to along with @CityAndStateNY other outlets that the Public relies on . The mayor and @GovKathyHochul may have blown one of the most important investments in New York City this decade. Taxpayers need to be kept in informed about how @NYCMayor is going to make the city ultimately more expensive for everyone by driving away business investment and jobs. I along with many others are parents of adult children who want to stay in New York City and work here. Mamdani was very immature to criticize Griffin in front of 220 CPS. He wanted to create a tik tok video for his base. By doing so he pissed off one of NYC's best job creators, large payor of real estate taxes and philanthropist funding NYC institutions like MSK. The mayor showed he doesn't know what he is doing and is over his head. Very bad for NYC! He should make a public apology.

Pushing Ken Griffin out would be a self-inflicted wound for New York. Ken is not a tax dodger, as some elected officials portrayed unfairly. Ken is one of the city’s largest job creators, with 2,500 employees and $2.3 billion in taxes paid over five years. When someone like that signals he’s done being made an example of, City Hall should be listening. Ken Griffin is “appalled” that Zohran used his $238m Manhattan penthouse in his tax the rich promotional video Citadel is now apparently considering bailing on their construction plans to build a new office in Midtown. Just two years after telling rich Republicans to jump on a bus and head to Florida, NY Gov Kathy Hochul begs rich taxpayers who are in Florida to come back to New York so they can pay more taxes. Hochul says she needs "high net worth" people to cut her checks to fund New York's social programs. "I need people who are high net worth to support the generous social programs that we wanna have in our state right now." "...Cut me the checks... The first step should be to go down to Palm Beach and see who you can bring back home, because our tax base has been eroded."

@MarkLevineNYC It's great. Not trolling but guessing you know (anti-local govt) skeptics argue to potential new ADU landlords 'people won't pay you rent, the law is in favor of deadbeat tenants'. I know this is an overstatement but the sentiment is alive. Opportunity to clarify or change.

One of the hardest fought wins in the big City of Yes zoning change was the legalization of “Ancillary Dwelling Units” (ADUs)—a tiny house in the back yard, home over a garage, basement apartment etc. This zoning change could unlock as much as 25k desperately needed new homes in NYC’s low-density neighborhoods…but only if homeowners take advantage it. Now @NYCHousing is launching new tools to help: find out if your address qualifies, access low-interest financing, see pre-made designs etc. All here: nyc.gov/aduforyou This is just one more way housing creation in NYC is entering a whole new era. Thanks to all who fought hard for this.
