Hi Orin! 👋 If you set a fixed grade distribution (e.g., top X% = A, next Y% = B, etc.), the AI answers might be B+/B work "in the abstract" but if lots of students outperform the AI (w/ original answers instead of mimicking it), the curve shifts. AI-level work then falls into the lower buckets. That’s the uncertainty/disincentive designed to encourage students to not simply copy the AI answer but offer at least some content that comes from their own improvements/insights/arguments. Which the judge or partner they work for next year will also presumably expect and appreciate.

I know there are many (understatement) approaches to AI use where students are being evaluated, and that there is variation between disciplines and levels of study, but I thought I'd share one and perhaps stoke the debate.

I'm doing some back of the envelope math on buying vs renting.
Say you buy a $1M house with 20% down at about 6% mortgage rate and plan to stay there for five years.
Your principal paydown in the first five years is about $57,000, but you've paid about $230,000 in interest.
You've also paid roughly $100,000 in property taxes, insurance, and maintenance.
Say the house appreciated 2.5% every year — so when you sell it's worth about $1.13 million.
Your all-in costs to sell are about 7.5% — brokerage commissions, transfer taxes, attorney fees, title insurance, and the inevitable post-inspection negotiation. On a $1.13M sale that's about $85K in fees.
So you net about $1.046M. You still owe $743K on the mortgage. You walk away with about $303K in cash — your $200K down payment back, your $57K in principal, and about $46K in net profit from appreciation.
Your non-recoverable costs — interest, property tax, insurance, maintenance — were about $330K over five years, or about $5,500/month. That's your effective rent.
But you "made" $46K selling, or about $770/month — so your effective rent was about $4,700/month.
Not bad, but you tied up $200K for five years to get there. And if appreciation was 1.5% instead of 2.5%, that net gain basically disappears and you're paying $5,400+/month in effective rent.
And this assumes there's appreciation at all — and that something doesn't go wrong with your house that needs a major remodel or repair.
On a five-year horizon at 6% rates, you need everything to go right on appreciation just to make ownership competitive with renting.
The transaction costs eat most of your upside.
What am I missing? Anything?

Something else I am watching has been the entire energy sector, mainly XLE. This chart has been in a reaccumulation since 2008, had a clear spring in 2020 and hasn't slowed down. We are looking for a test back at $50 to really enter in a significant way but this is something I am adding into the retirement account as I think the need for energy in this AI race will only accelerate and will DCA in this area back down to the 50s. If we break under $50 on high volume we need to reassess it as a distribution instead. The $70 1/15/27s look nice if this is confirmed though👀

Breakdown of the Black Friday data tells us: -Consumer is weakening. -95% of sales volume was financed. -67% of that intends not to pay off within 30 days. -Roughly $1B was spent using BNPL models which are the worst debt. This points to a *really* unhealthy economy.

Two judges at the table next to me just ruled that Cornerstone Ogerpon ex does not ignore Bouffalants ability. They than came back 5mins later after realizing that they had messed up, but returned to a broken game state (which they had caused). They then had to issue a double game loss. How are you allowed to judge a Regional Championships if you don't know basic rulings like that? 😂
