@AvivaRealEstate I know guys that make seven figures and if you look at their transactions in costar you’d think they make 250. Not saying that’s the case here but a lot of deals dont get recorded in costar. And some that do don’t capture the brokers.

when i was a kid, Country Club of the South was the SHIT. friend just told me this 13,000 sf house on the golf course just sold for $1.8m, $138/sf. "Here’s the entry that led to 30 ft windows overlooking the pool and golf course Fucking stole it in my opinion has this great entry like a hotel so sweet"

I’m not as familiar with retail other than the fact that in Atlanta it is mostly full and prices haven’t dropped

Selling CRE has become considerably harder every year since 2023 From 2020-2022 I would have 5+ offers and bidding wars on any deal which a seller would send me a rent roll and an asking price Harder than 2017-2020 too. Sellers didn’t think they owned the Taj Mahal then.

@Chazzym22 @REDevManager In the Atlanta mrkt, pre-Covid, our top brokers were grossing $600-900k annually (40-45 brokers). Only starting in 2022 were the top 3-4 grossing over $1m. Now more due to rents and pricing more than doubling, not because of more transactions!
