Multiple loan officers told them they were stuck and couldn't be helped. One actually told them to walk away as long as they weren't looking to buy again within 7 years.

Elder Millennial here, I bought my home in 2008 with a 6.25% interest rate. It actually looked like a good time to buy since prices had already dropped around 25%, first time that ever happened. My house was worth less than I paid for it for about a decade & I dealt with zero raises for about 4-5 years and I was lucky to have a job. As bad as it looks now, it was worse in the window of 2008-2013.

@STAYselling_JJ @Mithrandir48 Can't refinance when your house is "worth less" than when you bought it. I had a friend that bought at the peak in 2005 with a 7% rate. House cut value by half and he couldn't refinance or sell because he was so upside down. Those 10 years were brutal and full of foreclosures.

But then he gets to have sex with someone else who’s likely hotter and more fun than you are. What men have taught me this week is that but for the sex, your husband would leave you. Maybe that’s not all you are to him, you do other useful things too like take care of the kids, do the chores, etc. but without the sex, he doesn’t want you. How depressing is that?

@iJordanMoore @spreadheadsfa As a Ga Tech fan, watching them buzzsaw everyone is killing me. Tech had them dead to rights and blew it. Tech already crushed UNC in the ACC championship and beat up UGA earlier this year. No way they wouldn't have won the CWS in this pathway.

@olavilaitala @ThinkAppraiser That's the missing part of this story. New flooring, paint and some new appliances doesn't raise a value $200K. He just made 3 smaller rooms in an already tiny house. Unless the house was in total disrepair, which would cost more than $70K, doubtful you get that much growth.

Just did an appraisal for an investor. He bought a fixer-upper 1100 ft.² two bed one bath. For around 300 K. He put in a new kitchen, new flooring, new paint, new windows and made it a three bed two bath New market value based on remodeled comparables with three bed two bath $500,000 I’m guessing he spent 70 grand on the remodel and created $130,000 worth of value in a couple months I’m guessing he’s either doing a cash out refinance or right term refinance to lower his payment Market rent is probably 3200 a month which should cover most of his mortgage His goals then to do a lot split and l:or build an ADU on the back half of the lot where the garage is If he builds a 1200 square-foot ADU in the back lot and does a lot split they are now worth about $500,000 each It will cost about 300 K to build the back house, but he can finance all of that through a bank construction loan So to recap: Guy finds a fixer-upper for 300 K Invest 70 K making a three bed two bath Increase market value 200,000 on the front house Rent that out to cover the mortgage Get a construction loan and build a second house in the back for 300 k Create 500,000 worth of value on the back house Combined value 1 million Refinance everything at 1 million get a $670,000 loan to cover everything Congratulations you just created $330,000 worth of value out of thin air with some sweat equity and hard work If this whole process takes you two years and you do just three of these projects in your entire life you are now a millionaire That is the power and beauty of real estate when you find the right property and use the right leverage Pretty cool.

Learn the neighborhoods, learn the good the bad the ugly. Create a buy box in an area that you see other people doing the exact same investing that you want to do and just copy them 99% of success in real estate is just looking around and copying what successful people are doing

my most boomer take is that not enough ppl have a sufficient dose of the great depression alive and well in their family. my mom was raised by depression-era parents and she did things like reuse aluminum foil until it was falling apart. i don’t do that, but i do mostly cook all of my own food and buy secondhand furniture and stuff. the ppl in my replies telling me lip gloss costs $45 now aren’t broke bc of wage stagnation, they’re broke bc they’re buying $45 lip gloss they saw on tiktok instead of buying $7 lip gloss like a normal person. and a single $45 lip gloss won’t bankrupt you, but living like that across the board sure will.

@MorosKostas @EdwardKRyan @2aHistory Even a mandatory 401K has risks. Look at 2008. It eventually comes back, but if you're in the middle of withdrawing, it could bankrupt you. SS is guaranteed income, no matter what happens to the market. It has to be mandatory, but in ultra safe bonds or something similar.

This is funny because if you call social security an entitlement, you immediately get angrily told "it's not an entitlement! I paid into it my whole life!" Not so. The average boomer will get much more back from social security than they paid in. And even more if you count medicare too. Long term, it would be much cheaper for us to give them back everything they paid in (adjusted for inflation) than to actually pay out the promised benefits. Of course, that wouldn't work if you applied a fair interest rate, because of the decades of compound interest we forced them to miss out on to do this idiotic ponzi scheme. (This is why the boomers aren't entirely wrong to oppose changes, we were all forced into this BS) We should make social security live within its means once its IOUs run out in 2032 or so. I.e., it should only pay out what it actually takes in. That would mean a roughly 20% cut to promised benefits, but it would also dramatically reduce our deficits. Will never happen though, because retirees vote in large numbers and they'll have a politician's head for even daring to suggest that.

The smaller cities can't support a huge pro franchise. Especially the real low level teams. Zero infrastructure for that.

The repercussions are fans don't show up and the team loses money. There's not a single minor league team better than any pro team.

And football also has lower leagues where players can develop. So how is that unique to American sport? In fact, football also has U21 leagues where players can develop.

@investor_bod @Srojas78 @KGrahamContent I get it, we're just not set up for that. Our top minor league teams have tiny facilities compared to the big clubs. Most are in remote cities not near anything. Pro leagues are set up to try and keep things equal, not run teams and fans off. It's a business, still just a game.

No one is keeping high quality players down in the minor leagues. Plus the minor league teams have tiny stadiums and couldn't host pro events.
