Rental market deflation is spreading across Florida. In a metro like Cape Coral, apartment rents have been cut 25%. From a high of $1,695/month in 2022 peak down to $1,272/month. That's almost back to pre-pandemic norms (within 12%), and a signal that renters in Florida are regaining leverage. Of course - landlords are not happy, and many are on the verge of default as a result of these rent cuts. But this how corrections work. And it's great news for renters and first-time buyers in Florida: affordability is being slowly restored.

@ThinkAppraiser I saw a real estate market drop 30% in six months back in the 1980s, but that was a bit unusual. Not impossible for it to happen again. The pace of everything has accelerated greatly since then, and is still accelerating.

Last time the housing market peaked and bottomed over six years. That means even if housing peaked this year, it would be 2032 before the market bottomed Real Estate doesn’t drop 30% overnight it never has and it never will Why do so many people think a 30% drop in one year is just around the corner ?

Despite growing Colorado's government from $29 billion to $51 billion in just 7 years (much of that coming from higher taxes & fees), @GovofCO has mismanaged the budget so badly that Dems are considering cutting vital programs for working families & students.   An $850M budget shortfall didn't just appear: Democrats' mismanagement  makes families pay the price.
