@AlTayWeiss While I agree that 8 out of 10 are soy boys, there are rare but not rare enough cases of tenants like my best friend (who since passed) that reported BLACK MOLD to the landlord for YEARS & didn’t do shit
I saw it when I helped him move, it was UNLIVABLE.

If Bass or Raman win plus a couple of the DSA council members get re-elected, no one is going to break ground in this city no matter how much you up-zone.
If you want investors / developers to come back to LA, you need Miller or Pratt in the mayors office to clean up the city, and at least take back a couple of the city council seats from DSA members.
SB 79 and any other upzone doesn't do s#!t with the homeless and druggies on every corner and new anti landlord legislation coming through the city council every week. Bleak!

Many new construction apartment buildilngs in LA coming to market now / soon, are dead equity. Best case scenario for most: Lender gets paid off, investors get back 50-60% of equity they invested. A loss still. Worst: Equity goes to 0, and lender takes a haircut on the principal.

I’ll say this - you also need to be mindful that typically property managers don’t want tenants to handle repairs (even minor ones) because if something breaks, happens or fails, it still falls on their shoulders as the burden of responsibility.
Plus - they usually have structured the management agreement to charge a fee for repairs as well.

@AlTayWeiss @DavidPiotrowski How long in those cases does it usually take for problems to arise? When does the realization kick in after they look so good on paper in your experience?

A tenant can stop paying rent and stay for months during the eviction process in Los Angeles. The landlord isn't collecting rent during this process, which can take many months to complete. Many eviction cases remain sealed so it's difficult for a new landlord to properly conduct due diligence. The next landlord might have to deal with the same thing again after the evicted tenant moves in and then stops paying rent.

@Adventuring_RE But when people apply and their credit is good and income is good, we cannot deny them just because we think they are a problem. They will cry discrimination and no insurance policy in Los Angeles covers that.
