A $1.5 trillion can of maturities that can't just be kicked down the road. The setup couldn't have been more perfect, or imperfect depending on your perspective. Low interest rates softened the blow of the Global Financial Crisis while providing intellectual cover for continued aggressive underwriting. It also provided a financial exit strategy and newcomers were hailed as distress geniuses. But beneath the surface of the easy money and shallow expertise, lies an awful, insidious but undeniable truth. As the world underwent rapid technological innovation, Real Estate sat there content. It continues to assume that it would always be needed. But do we still need a store to shop? Do we still need an office to work? (More to come on this) Real Estate, a game of collecting rents and cash flow became a game of cap rates. Then, with lower interest rates and institutional capital indexing property values to other investments, cap rates dropped, and values increased. The lower the rates, the higher the values, the more comfortable investors became that values will just continue to rise. And then it got really murky, really quick. E-commerce hit Retail. We suddenly realized that retailers don't know how to innovate effectively, and when they attempted innovation, shopping centers were ignored. Covid hit the office sector. We realized that work-from-home, especially in a tight labor market was better than zero productivity. Gone were concerns about the distractions on an employees computer. Sure, let’s just work from our bedrooms. Then came the proverbial nail in the coffin, rising interest rates. Suddenly, it wasn't just a retail problem. It wasn’t just an office problem. It’s a banking problem. And while many believe the worst is behind us, there have been very few truly resolved loans. Now we have a $1.5 trillion can of maturities that can't just be kicked down the road. A series of minor rate cuts, if we get them, won’t solve much.

@VitalVegas Without knowing all of the facts, it’s difficult to tell if this is a frivolous lawsuit or not. Not being familiar with Nevada law, casinos may not have liability merely because a guest played a slot machine. But…,,,

@VitalVegas I’ve received information that, at least, one large department store on the strip has been experiencing low inventory. Disconcerting so soon in the holiday season. Not a good sign for the retailer.

@CRELeasingLawTX Obviously, the more mutual with identical teams is a good start. However, care should be taken to pay attention to the relative positions of the landlord and tenant and likely liability of one or both parties.

They decide visit Vermont to reconnect where they hit a snowbank and end up stranded in a small town with lots of interesting characters @chernobelskiy works in his father’s business doing things the old fashioned way. Syndicato R Us moves in down the block. Who will prevail? Meanwhile a romantic interest arises via exchanging midnight pitch decks between him and an anonymous heiress of an undisclosed new to town company. @kempton_timothy who swore off love in order to focus on his career of salmon fishing in the artic for @kylematthewsceo company, finds that all the fish are now extinct. After unfulfilling Ice baths with @huntercoldcalls He travels back home to Vermont to reflect and meets the the same heiress @chernobelskiy is writing. They decide to get married by @Exconvictguy who turned his life around and is now the pastor of a small town church. The church is being turned into a qsr by @guywithacigar and @NNNIncome. Can the couple be married in the church before it is torn down? @BeckReit happens to have packed a wedding dress and shoes and saves the day. Will they find the perfect cake in time? @moe runs a struggling bakery and agrees to open it one last time save the day. Her amazing cake goes viral and @fran_cowboy takes her bakery to 300 locations. Before the ceremony @girdley reveals that @chernobelskiy and @kempton_timothy have been duped by the same heiress who is actually @constantraise Donita, the anonymous heiress, who is actually Dan, quickly tries to sell the church property but @investing_law discovers at closing he actually has 15 siblings that share title. @realEstateTrent and the Mrs realize that if they can survive being stuck in a town with all those characters they can survive her representing dry cleaners. They move to Vermont and begin selling courses on homesteading.
