If you have a rat or mouse problem at one of your properties may I suggest getting a feral cat.
There are several orgs in LA that save cats from being euthanized at the “shelters”.
They bring them to your property, placed in a cage for 2 weeks outside. You feed them. They get used to the new surroundings and after 2 weeks you let them out.
They end up sticking around.
This lady’s name is Mascara and she now lives a happy life outside patrolling one of the hillside properties we manage :)
