@gring01234 @bowtiedstocks Those conditions haven’t been around for a while though. Properties bought recently are deeply negatively yielding, owners aren’t building equity. A bigger fool has been essential for quite some time.

Thats definetly not the premise of buying an investment property. Under general market conditions the house usually just keeps up with inflation. The goal with investment properties is to rent it out, have the tenant pay majority/all costs, build equity in the home and then uou redraw off of it as debt and pay no tax. Rinse, repeat.

The whole premise of buying propadee in this country is that you can sell it to a greater fool for more money Because the yields clearly don’t stack up on a cashflow basis That’s why everyone is up in arms about minor negative gearing changes that are really temporary timing changes So if someone buys a new propadee that is still eligible for negative gearing, who is the greater fool that they will sell to that won’t get the NG benefit ??

It never made sense 2 me holding an asset just 12 months gets a 50% reduction in tax when actual workers pay 40% plus on every dollar. If you want to encourage holding assets longer term & simplify the system give a 5% reduction for each year held up to a maximum 50% at 10 years

I sold my 5 Rental properties in Melbourne due to this CORRUPT TAX GRABBING LABOR GOVT. I then purchased four Rental properties in Adelaide with far less stress. Any changes to Capital Gains Tax or increased taxes effecting my bottom line mean RENTS WILL BE INCREASED.
