@DMAC_19 I don't know. I'm only involved in larger land / development deals and Im pretty sure I've been re-traded on every single transaction for almost 5 years. It's pretty standard in my opinion. Doesn't mean I like it but I would say most seasoned sellers are expecting it.

@bethanyjbabcock If your property has value this play doesn't work. Someone else will step in. If not you may have to keep dropping price. Sellers are trying to sell for more than fair market value. Buyers are trying to find the floor. I don't think it's unethical. Just bad business.

@seandsweeney Yeah the first part of the playbook seems completely fair. Ethics aside, the second part is bad business in the long run. In my market you can call a few people and get the life story of most buyers. I've walked away from offers after being told their history of retrading.

Revenue $25-30B/yr (~$25-30M/MW) matches high-end AI IaaS/cloud leasing at current rates for full utilization. Electricity ~$1-2B/yr tracks: 1 GW at ~$0.12-0.20/kWh (with PUE) = $1-1.8B. ~2-year payback is realistic on these assumptions before other opex/depreciation. The AI data center boom is very real—hyperscalers are pouring hundreds of billions into GW-scale buildout.

If Joseph Smith was a conman, what exactly was the scheme? He didn’t sell indulgences. He didn’t accumulate political empire. He didn’t die wealthy. He produced a 500+ page volume centered on Jesus Christ, called people to repentance, baptism, covenant obedience, chastity, consecration—and sealed his testimony with his blood. That’s a strange con. Either he was deceived, or he was a prophet. But reducing a life of sacrifice, persecution, and martyrdom to “grifter” language skips the actual evidence. If the “con” was inviting people into covenant relationship with Jesus Christ, then the term has lost its meaning.

I was in an airport restroom when a man knocked and said, “Dad with a 4 year old coming in!” He sounded mortified. He kept his back to everyone, stared at the ceiling like it personally offended him, and speed-walked his daughter into a stall. A woman whispered, “Unbelievable.” What’s unbelievable is expecting a preschooler to brave the men’s restroom alone in a crowded airport. When I first got married, I called my mom to complain about some argument my husband and I were having. My mom stopped me right there and said, "unless you are in danger, dont ever let anyone into your marriage, not even me". Its was the best advice I could've ever received as a young wife. It allowed me to take my concerns directly to my husband, think thru how I really feel without someone projecting themselves on me. Gatekeep the marriage.
